A two-bedroom townhouse in South Auckland with access to a pool, tennis court, and gym has been snapped up by investors after a deluge of enquiries from interested buyers.

Ray White listing agent Monica Subritzky told OneRoof that the buyers, a retired couple, had paid close to the asking price of $669,000 for the property in the 153-unit Botany Palms complex.

“We had three offers, and they were all pretty close,” she told OneRoof.

She earlier told OneRoof that putting a price tag on the home was a deliberate ploy by the owner, who just wanted out. Owners also pay a $1139 body corporate fee per quarter.

“We had lots of first-home buyers, but the investors have the cash and at the end of the day, it was a retired couple adding to their investment portfolio who bought. They know it appeals to renters, with all those amenities and close to the college and town centre. We had appraised it at $670 per week.”

Subritzky said that one of the offers had come from someone who had once rented in the complex and wanted back in. She is now approaching other owners in Botany Palms to see if they would be interested in selling to those who missed out.

Subritzky’s listing isn’t the only one to have attracted strong buyer attention. A three-bedroom townhouse recently fetched $857,500 at auction – $7500 over its RV of $850,000 – after strong bidding from six buyers, while a three-bedroom duplex pulled in three bidders and sold for $877,000 (it had an RV of $920,000).

One of the agents involved in the duplex sale, Ray White’s Vicky Fenner, told OneRoof last month that homes in Botany Palms had many different configurations, so new listings had the potential to draw in different buyer groups.

The property she and Kylie Haack marketed had a bedroom and bathroom on the ground floor, making it ideal for the eventual buyer to have a flatmate to share costs. Most importantly, it backed directly onto the tennis court.

“The complex also attracts families from South Auckland who want to get their kids into Botany College at an affordable price. You get a well-made house, a garage, and more off-street parking.”

Other agents OneRoof spoke to said the complex was known for the quality of its body corporate’s maintenance programme.

Still on offer in the complex are: 34/2 Armoy Drive, a two-bedroom townhouse with a price tag of $689,000 ($101,000 below its RV); and 97/2 Armoy Drive, a three-bedroom terrace which is for sale by negotiation (its RV is $900,000).

When it opened in 2000, the complex was known as Sacramento. It was the subject of a lawsuit against the developers because of leaky buildings three years later, and the newly reclad homes were relaunched as Botany Palms in 2011. The agents extol the quality of the rebuilt homes and the well-established body corporate.
