Owners Caroll and Clint couldn’t believe how much was on offer when they drove north from their previous property in Takapuna and saw this spectacular and very well-appointed family home.
It’s set in a very private and tightly-held enclave in popular Gulf Harbour with dramatic and ever-changing sea views.
The home, on a 1144sqm site, is substantial in size. It sits across three levels with a self-contained unit including a living, dining and kitchenette, plus bedroom, bathroom and laundry on the ground floor with its own entrance, and garage.
Caroll says it proved to be a very effective space for their daughter and young grandchildren. “But it could be used in other ways – including an Airbnb, work from home office, ideal for elderly parents or extended family.”

Caroll adds that the adjacent games room also has its own bathroom – along with access to outside, so it too has further potential when considered creatively.
On the next level up lies the generous kitchen with ample cupboards, preparation space and quality appliances. It segues into a dining area and separate family getaway, and there’s also a combined formal lounge and dining room.
Nearly all of these areas open to a large deck, where entertaining is a delight. Also on this floor are three bedrooms, one currently used as an office, as well as a bathroom, separate toilet and separate laundry.
On floor three, Clint and Caroll have their master bedroom – complete with ensuite, walk-in closet and private balcony, while a sixth bedroom also has its own private outdoor space – both rooms enjoying a fabulous sea view. Huge windows throughout the dwelling maximise light, and the colour scheme is cool and contemporary.

Caroll says that the garden is well-established with raised vegetable beds and lots of fruit trees, including lemon and lime.
“We also have raspberries, blueberries and boysenberries. This is a house that works wonderfully well all year-round. In summer there’s a real holiday feel about it, then in winter, most parts still get all-day sun so it’s always very bright and cosy,” she says.
Caroll and Clint say that they, their daughter and grandchildren have enjoyed five idyllic years in this coastal hideaway with the best neighbours imaginable and excellent local schools.
“But now the children have grown and it’s time for us to move on.” She thinks the house and location will appeal especially to keen boaties, or maybe downsizing farmers coming off their land.

Harcourts Cooper & Co agent Debbie le Roux says: “When the right family sees this unbeatable package, they are going to fall in love.” Photo / Supplied
Debbie le Roux is marketing the substantial property and says its versatility is by far the biggest drawcard – along with those truly exceptional views. She’s also impressed by the multitude of living and entertainment spaces, and the stylish Hamptons-inspired vibe.
“When the right family sees this unbeatable package, they are going to fall in love. Gulf Harbour is a great place to live with a friendly caring community, and new owners will immediately feel very welcome here,” she says.
“At an asking price of $2,488,000, the owners are meeting the market – a figure in line with the current CV and recent comparable sales, and well below what a property of this calibre would have achieved just a few years ago. So, I do encourage people to come and have a look.”
