Andrew Holden knew just what he wanted in a home – wonderful sea views from an excellent neighbourhood, thoughtful architectural design, high quality but very low maintenance, with no body corporate.
That’s exactly what he’s created with three standalone freehold townhouses, one for himself and his wife, designed by architect Lindy Leuschke and admiring the water from Herne Bay.
Andrew, the joint developer of this boutique residential development with Jason Ellingham, says: “We wanted a lock-up-and-leave home that was attractive but as maintenance-free as possible, on its own land. And we wanted to live near the ocean with great views of it, which these three residences at the seawards end of Hamilton Road have been designed to achieve.”
That location is mere steps away from Hamilton Road Beach’s sandy shore and has the delights of Jervois Road’s popular boutiques, cafes and restaurants at the top of the road.

In late 2029 Andrew and wife Catherine bought an early 1900s brick house on 547sqm here, as a precursor to low maintenance living close to the bridge.
“It looked quite nice from the road but we knew it had structural integrity issues, with an engineer estimating it would cost upwards of $1 million to fix those alone.”
Of the potential to build apartments onsite, Andrew says: “We’re not apartment people – we didn’t want to live above or below someone else. And we didn’t want the hassles that can arise if you’re part of a body corporate.”
The couple commissioned Lindy Leuschke, who they’d worked with before, to design three separate high-quality homes, for themselves and two other buyers. Number 65C, which is the furthest from the road and has a 181sqm floor plan excluding decks, is being marketed first as it’s the first to be completed.
“Being at the end of the driveway it has the bonus of an open-air parking space in addition to its internal-access double garage.”

The three three-storey standalone homes’ exteriors team two colourways of skinny Canterbury Brick with bronzy-black aluminium, materials which will cope well with being so close to the sea.
“These low-maintenance materials will allow people to easily lock up and leave their home to travel, enjoy their holiday homes or perhaps head out on their boat from Westhaven Marina.”
The residences all face north, with large windows and seamless flow out to decks to celebrate the view of the nearby sea.
Considerable thought has gone into maximising the outlook, light and modern livability. Interiors specialist Al Paget of Pipi Design conceived a soft, welcoming aesthetic.
The basement is dedicated to an entry foyer introducing a staircase in Forte European oak, plus the double garage incorporating the laundry. The first floor is devoted to accommodation, with the main bedroom with walk-through wardrobe and ensuite with premium Italian tapware and marble accents, opening out to its own decent-sized north-facing deck.

“You wake up in the main bedroom and look out at the ocean.”
Two other bedrooms are served by a sophisticated family bathroom. The cosmopolitan open-plan kitchen-dining-living spread flowing out to a north-facing balcony is on the second floor (the uppermost of three) to maximise views over the gentle waves.
“I’m a real foodie who loves to cook and I can tell you the kitchen is fantastic, with Gaggenau appliances, marble benchtops, and a carefully considered layout.”
This home, 65C Hamilton Road, goes to auction on November 4.
Bayleys agent Cristina Casares says: “It is not every day you find a brand new, freestanding, freehold home in Herne Bay, especially one with spectacular harbour views, north-facing living and such beautiful, high-quality finishes throughout.”
