A half-built trophy home next to one of New Zealand’s most expensive properties has hit the market as a mortgagee sale.

The “executive home” is 643sqm in size, has five bedrooms, four bathrooms and multiple living zones, and sits on a 7279sqm block of land in Auckland’s Coatesville, close to the $40 million palatial estate owned by the Zuru Toys magnates, Nick, Anna and Mat Mowbray.
The only problem is that the sprawling home is covered in scaffolding and nowhere near complete.
However, Barfoot & Thompson agent Philip Davis, who specialises in mortgagee sales, and his colleague Eddie Zhao, have described the luxury that awaits, based on the approved plans for the property.

None of the listing photos shows the interior of the house.
The mansion and a neighbouring section have a combined RV of just over $2.6m, although that number doesn’t include the value of the partially built home.
The listing for the 2ha section at 54 Donaldson Drive invites buyers to “bring your architect and plan your dream home”.
OneRoof reached out to the agents for comment but had not heard back from them at the time of publication.

The half-built mansion isn’t the first to appear on the market in the affluent neighbourhood. Last year, OneRoof reported that a Coatesville estate in a prestigious gated community sold under the hammer "as is" for over $2.2m.
The vendor bought the site in 2007 for $845,000 and obtained consents to begin building work in 2015. According to the listing agent, the vendor was selling due to a change of situation.
The listing photos showed that while the foundation, roofing and exteriors were largely done and the building closed in, the interiors were empty and still at the framing stage.
Coatesville is a prized lifestyle suburb on Auckland’s northern fringe and boasts some of the country’s most expensive homes. The Mowbray mansion – formerly the Dotcom mansion, named after its famous tenant, Kim Dotcom – is probably the most well-known. It last changed hands in 2016 for $32.5m and now has an RV of $40m.

Buyers looking for something more than a half-complete home could spring $18m for the mansion currently on offer at 60A Goldflats Lane. OneRoof profiled the sprawling eight-bedroom, eight-bathroom home late last year.
Precision Realty listing agent Nicky White told OneRoof that the mansion was one of the grandest in Coatesville. “There’s nothing else in Coatesville currently that compares. It really is in a league of its own,” she said.
The 1450sqm house sits within a 4.27ha landscaped estate and boasts a walk-in wine cellar, a gym, a tennis court, a movie room, and a self-contained nanny’s quarters with its own garage. Plus, said White, the 25m heated swimming pool was one of the biggest in the suburb.
