There is a lot of property for sale right now, but which listing suits you best? OneRoof’s new weekly Home Hunt series brings you the best in New Zealand real estate, from affordable starter homes to luxury mansions. We’ll highlight a range of homes from around the country that are worth your attention.
At one stage or another, most of us have daydreamed about winning the Big One. What would you do? Say sayonara to the boss, pay off family members’ mortgages, travel the world and treat yourself to a trophy home or two?
Although the chances of a multimillion-dollar win are incredibly slim (one in 38.3 million, according to Lotto New Zealand), most of the fun of buying a ticket is in contemplation of exactly what you’d do with the dough.
To keep the dream alive, we’ve rounded up a collection of some of New Zealand’s most expensive homes on OneRoof – all with an RV or price expectations of over $10m.

Pakatua Island, Hauraki Gulf | Price $69m

The largest prize won by a Lotto winner is $44m, so to buy this 24ha Hauraki Gulf retreat 75 minutes from Auckland CBD, you’d need another $25m in the bank (hey, multiple lottery wins do happen).
Pakatua Island does come with a treat or two. It boasts three private beaches, several resort buildings from its days as a holiday destination and a wharf. Oscar-winner Russell Crowe used to be a bingo caller there before his movie career took off, so it already has a touch of Hollywood class.
Multi-millionaire owner John Ramsey has had Pakatua Island on his books since 1994. He bought the property for $4.25m and, for a time, lived there with his family. OneRoof reported last week that a strong overseas offer for the island had been made but fell through, with the listing agent blaming the Overseas Investment Office process.

6 Garden Road, Remuera, Auckland | RV $30m

To get a private estate of this size and calibre in Auckland, buyers would typically need to look at the city fringes, in Coatesville or Whitford. However, this one is smack bang in the middle of Remuera, complete with full-sized tennis court, pavilion, pool and custom-made wine cellar.
“It’s one of the last three privately-owned landholdings over 5000sqm available in Remuera that’s not commercial,” says listing agent Michael Boulgaris.
“We’ve had interest from all around the world. It’s not on a main road and is so magnificent, being north-facing and with those upfront views.”
The sprawling, five-bedroom 639sqm Arts and Crafts residence has been a family home for many years, so Boulgaris envisions the next owner coming in and waving their magic wand with a full-scale, no-expense-spared restoration.
The vendors, Donella Parker and Stephen Allen, bought the property in 2007 for $12.1m, and having raised their family there, are now looking at downsizing.

This five-bedroom mansion sits on over 2000sqm on Auckland’s premier street, and is being sold by entrepreneur Diane Foreman and her broadcaster husband, Paul Henry.
It boasts a serious architectural pedigree. It was originally crafted in the 1880s and designed by celebrated architect Draffin, whose impressive CV includes the Auckland War Memorial Museum.
Sydney-based architect Harvey Little was responsible for its recent reimagining, which pays homage to its heritage while imbuing chic, New York-style luxury throughout. The 741sqm floorplan incorporates a grand library, private gym and bespoke wine cellar, as well as a resort-style pool and Paul Bangay gardens.
“It’s just got that detailing you don’t see nowadays – beautiful ceilings, custom, handmade cornices and archways from the 1880s,” says Barfoot & Thompson listing agent James Doole. “It’s like a jewellery box and has that providence and history that we don’t see a lot of in New Zealand.”
When 33 Arney Crescent first hit the market at the end of 2024, Foreman told OneRoof that she loved the house, but said it was too big for just her and Henry.
At the time, Foreman was reluctant to talk price, but Henry was more forthcoming in his video promo for the listing: “You'll have to be rich, it is fabulously expensive,” he said. “It’s in the top 0.3% of homes in the country, if not the best home in the country.”

When properties have a name, it’s generally a good indication that you’re not dealing with a run-down shack. This theory proves true at Focal Point, a 5.16ha property on the Pahoia Peninsula. It gives serious James Bond-lair vibes with sleek lines, glass walls and a super private position overlooking the Tauranga Harbour.
It was designed by Noel Jessop and won a swathe of awards when it was built in 2019.

This 1400sqm clifftop mansion was described by Bayleys agent Victoria Bidwell as “irreplaceable” and “beyond anything else I have seen”.
The extraordinary residence was designed by Hulena Architects 10 years ago, and although the RV is $23m, the owner, developer James Hoseason, reckoned it would cost much more to build today.
“We’re talking about $17,000 per square metre. That’s $24m just for the build. To buy the land is $6m. And that’s before any architect fees. So this is $30m to $32m all day long,” he told OneRoof when the house hit the market at the end of last year.
The roadside entrance gives little away of the four levels of absolute luxury that unfold below, all showcasing cinematic views of the Hauraki Gulf. Features include a glass-walled, six-car garage, a gym with a four-person steam room, cinema, two libraries and a 17-metre indoor/outdoor infinity pool.

Keen golfer with a penchant for hitting the slopes? This Millbrook Resort retreat might just tickle your fancy. Designed by Matt Chaplin of Sumich Chaplin – a common theme in high value homes – this three-bedroom, fairway fronting estate is all schist, steel, limestone and timber, giving major luxury lodge vibes.
More than $80m worth of property is for sale in the elite enclave, and you’ll need to have at least $4m in your back pocket to even think about buying in there, with top-end homes looking for $20m-plus.

It wouldn’t be a list of New Zealand’s most expensive homes without a mention of Takapuna Beach. The Malibu of Auckland - with its golden sands and record-shattering house prices – offers the perfect combination of beachside casual and luxe glam.
This 1480sqm beachfront property is a house and holiday home in one. It’s also got a secure beachfront boatshed. And the toughest decision you’ll need to make each day is whether to take a dip in the ocean or in your infinity edge swimming pool.
Interior maestro Jason Bonham spearheaded the dazzling renovation. Bonham told OneRoof that the renovation took two years and “redefined the interior as a globally inspired, design-forward retreat”. Other features of the four-bedroom residence include three luxurious marble bathrooms, a 420-bottle, temperature-controlled wine cellar and a glass lift.

This eight-bedroom Kohi residence boasts such a colossal floorplan that it left agent Ollie Wall, who has seen his fair share of mansions, gasping when he saw it.
“I’ve honestly never seen anything like it. The house itself is over 2000sqm – it’s just absolutely absurd,” he told OneRoof last week.
The listed features reads like a Barbie Dreamhouse – a solid concrete, Sumich Chaplin-designed one – and includes a billiards room, theatre, gym, wine cellar, bar area, indoor and outdoor swimming pools, sauna, tennis court, lift and 12-car garage.
It also sits on an extraordinary 6356sqm of private land, and broke price records the last time it was on the market, although Wall thinks it sits around the $20m mark this time around.
