A significant residential development opportunity at thenorthern edge of Palmerston North is being brought to market.

The offer presents developers and capital partners with thechance to secure one of the city’s largest operatively zoned residentiallandholdings within an increasingly supply-constrained housing market, Bayleysbrokers say.

Held in three titles, the parcel occupies a highly strategicposition at the intersection of State Highway 3 and Palmerston North’s northernarterial network, providing direct connectivity to both the city centre and thewider Manawatū-Whanganui region.

Cameron says location remains one of the definingconsiderations for large-scale residential development, particularly ascouncils seek to concentrate growth around areas capable of supportingefficient transport, servicing and long-term community outcomes.

“One of Mātangi’s greatest strengths is that it doesn’t relyon future connectivity – it already exists,” he says.

“The site benefits from immediate access to the city’sarterial road network, established residential neighbourhoods, schools, retailservices and employment centres.

"For developers, that can materially influence bothstaging and market absorption.”

Theopportunity comes to market as Palmerston North continuesto cement its position as one of New Zealand's most economically resilient andstrategically important regional centres.

An economy valued at circa $8.8 billion is supported by adiverse range of institutional employers, including MidCentral Hospital, MasseyUniversity, Royal New Zealand Air Force Base Ohakea, Linton Military Camp, andthe region’s buoyant agribusiness and logistics sectors.

Additionally, the population is forecast to increase byalmost 25 percent by 2054, while Palmerston North City Council has identifieddemand for approximately9,884 additional homes over the next three decades.

Accommodating that growth requires a combination of newhousing and carefully planned urban expansion.

Recognising this, the Mātangi Residential Area Plan Changebecame operative in March 2023.

The resulting framework is now embedded within thePalmerston North District Plan, establishing a clear structure for futuredevelopment.

Mātangi comprises an approximately 12ha residentialdevelopment platform, alongside a10ha conservation and amenity corridor, and afurther 17.5ha remaining as productive rural land.

Bayleys Manawatū-Whanganui’s Jack Monckton says the DistrictPlan framework indicates an overall yield of circa 158 residential lots acrossthe broader Mātangi Residential Area.

This includes conventional residential lots, higher-density housingopportunities and a mixed-use neighbourhood centre site.
