The grand Dunedin manor that hosted Kim Dotcom while he recovered from a stroke last year is back on the market for sale.

The five-bedroom US-style home at 207 Bush Road, in Mosgiel, was designed by renowned Kiwi architects Mason & Wales and sits on 2ha of park-like grounds.

It is for sale by negotiation and has an RV of $3.3 million, which puts it in the uppermost price bracket for the city.

The house hit the headlines early last year when media reported that Dotcom had added it to his portfolio. The property had been on the market for sale for more than two years, but was suddenly withdrawn in March, leading to speculation Dotcom was the new owner.

However, Dotcom told OneRoof via text message in April that he did not own the property. “I have not purchased a property in Bush Road, I just live there for my stroke recovery,” he said, adding that he was there "until June”.

Sources told OneRoof at the time that Dotcom had been living at the mansion, and that tradespeople had been seen coming and going from the property.

The mansion was relisted with a new agency at the end of last year. OneRoof reached out to the vendor, who declined to comment, except to confirm that the house was for sale again.

The listing photos show a double-size garage, an inground covered pool and a smartly presented double-storey house with a sweeping staircase.

Bayleys agent Alice Munro, who is marketing 207 Bush Road, said Dunedin’s luxury market usually starts around the $2m mark.

She is also selling a similarly impressive 1930s mansion at 365 Stuart Street, in Roslyn, which sits on 2126sqm and has an RV of $2.52m.

LJ Hooker managing director Jason Hynes told OneRoof that suburbs closer to the city, such as Māori Hill and Roslyn, were home to a lot of the older, more expensive character mansions, while Vauxhall and Saint Clair boasted newer luxury builds.

He said Dundein's trophy homes tended to attract a lot of out-of-town interest, especially from Aucklanders looking for a lifestyle change.

“The common comment they make is that they are just looking to escape the 'rat race'," he said, noting that Auckland money tended to go a lot further in Dunedin.

He pointed to a landmark home at 24 Royal Terrace, in Dunedin Central, which has an RV of $1.45m and sits at the upper end of the city's housing market.

While Dotcom's involvement in Dunedin's housing market seems to be over, his presence in Queenstown, where he lives with his young family, is still the subject of speculation.

A five-bedroom house on Mount Alfred Ridge, in Glenorchy, which is owned by a company controlled by Dotcom’s wife, Elizabeth, hit the headlines in October when it was pulled from sale after just one day.

However, there have been hints that the property, which last sold for over $15m in 2021, will return to market sometime this year.

New Zealand Sotheby’s International Realty agent David Penrose told the New Zealand Herald to “watch this space” after reports emerged that the house was mortgaged to wealthy crypto-evangelist Roger, who is also known online as “Bitcoin Jesus”.

Dotcom is fighting an extradition order signed by the Justice Minister relating to charges in the US. He has had serious health issues after suffering a stroke at the end of 2024.
