An empty villa on a Remuera street devastated by the 2023 Auckland Anniversary weekend storms is for sale with an RV of just over $1 million.

The three-bedroom home at 29 Shore Road is just two properties along from the house that was crushed by land collapsing from the street above, and tragically claiming the life of Dave Lennard.
Barfoot & Thompson agents Sumit Bhalla and Sarath Jose told OneRoof the owners of 29 Shore Road had assured them the villa was not damaged in the 2023 storms.
“When I went into the house, structurally nothing is damaged,” Bhalla said. “But it needs a lot of renovation. The bathroom and kitchen are in a very bad condition. [There are] holes in the wall and there is no electricity.”

He did not know if any remediation was carried out on the Arney Road property that sits directly above the villa.
29 Shore Road sits on land zoned for suburban development and had been on the market earlier this year with a different agent, at one point asking $1.8m.
Bhalla and Jose’s listing does not show what the double grammar zone villa looks like inside, but emphasises the site’s potential, noting that the property has resource consent for two standalone houses.
However, it is the pricing of the property which stands out: with an RV of just $1.05m, the sloping bush-clad 600sqm site is an anomaly on a street lined with multimillion-dollar properties.

A property on one side is valued at $3.75m, the other at $3.125m, with land values for each place closer to $2m – almost double that of 29 Shore Road.
“I don’t know what is happening there,” Bhalla said, adding that his vendors, who bought the property 16 years ago for $765,000, were realistic about pricing. “They are not expecting more. I believe this will be one of the [most] reasonable prices in Remuera.”
Bhalla told OneRoof that the vendors had lived in the villa, but moved out some years ago.
They commissioned plans for two new houses in 2022, one with three bedrooms and the other with four bedrooms. They had renewed the resource consents, but decided they were too old to do a development.

Photos of the property show a boarded-up front door, an unpainted verandah, a front garden and driveway overgrown with weeds, and dense bush on the hill above.
Plans for the new houses are not shown in the listing, but Bhalla said he was making them available to interested buyers. “Every potential buyer will have their own ideas – how much they want to spend. Some people will not use this resource consent.”
