Tonko Tolich, who came to New Zealand from Croatia in the early 1960s, became a well-known local identity in Herne Bay, sitting on his front veranda in Sarsfield Street, chatting to passers-by.

Tony – as he was known, enjoyed observing changes in the neighbourhood over the many decades that followed his purchase of the duplex from his brother – initially living with his wife Sandra and their children in the right-side terrace – number 56 – before downsizing to the left-side home at number 54, once their family had left home. Tony sold the larger property a few years ago.

“Everybody liked Tony,” says his daughter Ivana who is selling the property following her father’s death a few months ago.

She explains that it’s a very bittersweet process as this is practically the only home she’s ever known – having lived in both terraces. Most recently she had moved back into number 54, with her husband, to look after Tony as he battled dementia.

Number 54 – along with its twin, was built in the early 1900s with a mortar over brick exterior and picturesque wrought iron balustrading. Secure behind the entrance gate it is very private and secluded.

The kitchen is simple, stylish and very functional while offering scope for renovation if a new owner was inclined and the main bathroom enjoys similar scope. A separate laundry, and powder room, add extra convenience.

A private rear courtyard adds a touch of European-style living and would benefit greatly from some inspired plantings in pots, while Tony’s favourite spot, the front veranda is almost always sun-soaked.

The single garage is very generous with plenty of storage space.

Agent Cristina Casares, from Bayleys, thinks Tony might well have been attracted to the property because its distinct Mediterranean flavour reminded him of his Croatian childhood – it’s very cool and airy.

“The house is extremely solidly built, and the high ceilings and big windows are very appealing. Although it’s on a corner site it’s surprisingly peaceful and quiet,” she says.

Cristina believes that the whole property is ripe for a significant reimagining and suggests that potential buyers look beyond its current set-up, consult with an architect, and prepare to add value.

Some consented building work has taken place, creating a staircase to the second bedroom, but has not yet received a Code Compliance Certificate.

54 Sarsfield Street is zoned for decile 10 Ponsonby Primary School, Ponsonby Intermediate, Auckland Girls’ Grammar and Western Springs College. It enjoys easy access to Herne Bay Beach as well as local reserves and is close to Jervois Road, which is packed with cafes, celebrated restaurants and sophisticated boutiques.
