The facility has a 100 per cent seismic rating and benefits from its high-profile corner location and generous on-site car parking that will provide convenience for future tenants and customers.
The property sits on a main arterial route that links Nelson and Richmond and has high levels of exposure to State Highway 6. There are over 18,000 recorded traffic movements per day at the roundabout where the property is located, indicating how busy this area is.
Colliers Directors Leroy Wolland and Geoff Faulkner have been appointed to lease the property via negotiation.
The strategic positioning of the subject property means it is well supported by nearby amenities, including a supermarket and service station.
Wolland, National Director of Large Format Retail at Colliers, says the highly functional building could be utilised for a range of different operators and is likely to be available from early 2026.
"The owner is confident this property would be suitable for trade retail, a retail showroom, or some large format retail tenants, as well as something as diverse as a microbrewery or coffee roastery.
"The options are extensive and the area could be configured to suit a traditional retailer or one that delivers an experiential offering," Wolland says.
"With the ability to arrange the space in different ways, the landlord is keen to hear from any interested parties that want to take advantage of this opportunity. The broader area has considerable appeal for retailers looking to widen their reach across New Zealand."
The top of the South Island has proven a popular destination for retailers with the recently completed Nelson Junction development, leased by Wolland and Faulkner, attracting big-name brands such as Chemist Warehouse, Toyworld, Mountain Warehouse, Early Settler, and JB Hi-Fi, among a host of others.
The development has seen a mixture of existing and new-to-market operators begin trading.
A newly completed centre in the retail precinct of Westwood in Blenheim was leased by Colliers to national brands Noel Leeming, Number One Shoes, Bed Bath and Beyond, St Pierre s Sushi, and Mountain Warehouse, illustrating confidence in the region.
Richmond sits in the Tasman region, a rapidly growing area that grew by 10.3 percent between 2018 to 2023, according to data from the latest Census.
It was the fastest-growing area based on regional council boundaries in the country during this period. This follows growth of 11.1 per cent between 2013 and 2018.
Faulkner, Director at Colliers Nelson, says Nelson and its surrounding area serves as an attractive place to live based on its high volume of sunshine hours, popular outdoor activities, and coastal walks.
"With stunning mountains and national parks such as Abel Tasman, the area has eye-catching scenery and recreation opportunities that provide locals with plenty of entertainment and draw national and international visitors," Faulkner says.
"The Tasman area is thriving as the population continues to grow and that will lead to continued demand for commercial and retail services, making the subject property a location that warrants serious consideration for businesses looking for a new premises in Richmond."
