Owners Julie and Darryl have poured their heart and soul into creating their forever home here on Waiau Pa Road. They worked in conjunction with renowned Urban Homes to bring their dream to life and completed the residence five years ago.

Now sadly they’ve had to make the heartbreaking decision to sell and downsize from the 32-acre block, due to Darryl’s health issues.

Ginny Cheyne, from Barfoot & Thompson, says that properties of this calibre, complete with state-of-the-art infrastructure and multiple income streams, are rarely available. A change in circumstances now presents a unique opportunity to secure a generational asset offering exceptional value far beyond what it would take to recreate.

“If you’ve previously considered this property but thought it was beyond your budget, now is the time to take another look,” she says.

“With the vendors fully committed to selling, there’s genuine flexibility on price – a rare opportunity to secure a premium lifestyle property at exceptional value. It’s unusual to get such a large block in the area and while currently enjoyed as an equine property, the possibilities here are far greater.

“With fertile soil, excellent infrastructure and multiple accommodation options, this property could easily support horticulture, boutique farming, a market garden, or a home-based business.”

The residence was designed by Julie and as the couple had long admired Urban Homes’ work, they knew their vision would align when it came to the build process.

“As it was going to be our forever home, everything is five star and done to top standard. Urban Homes understood that and also wanted to enter it into House of the Year, but then Covid hit so we never got there, which was a real shame,” shares Julie.

Julie, an interior designer, describes the design as “modern country” – rustically elegant yet very liveable and fabulous at hosting a crowd.

“We built in two wings, so that we could have guests self-contained down one end and our own private wing at the other with the beautiful ensuite. The living and dining areas are big as we love entertaining, sadly not so much at the moment, but we’ve had lots of dinner parties here.”

Spacious interiors feature high stud ceilings, polished concrete flooring, stylish internal barn doors and high-quality furnishings and fittings throughout. It’s also a smart home and has a purpose built office, which was important for the couple as they both work from home.

A two-sided fireplace also links the lounge to the cosy cigar room. Walls of glass create an indoor/outdoor connection and stacking doors flow out to the covered alfresco living area that takes full advantage of the beautiful rural outlook.

“Everyone that comes here comments on the view and it will never be built out because we’re overlooking 500 acres. We put the saltwater pool in because we wanted to feel like we’re on holiday at home. We’ve spent loads of hours around that and had lots of friends and family barbecues.”

As well as the stunning home on site, it’s the property’s additional features that take it to another level. While it’s set up incredibly well for horses, it’s also set up for excellent stock movement and is suitable for contractors and horticulture.

“It’s centrally raced and we put our own bore in, so there’s an immense amount of water. The shedding here is very good. We have always kept cattle due to my husband’s affinity for cows. Additionally, we have invested in numerous equine facilities to accommodate our horses.”

The land is divided into 14 well-fenced paddocks and incorporates loading yards and a large four-bay shed ideal for machinery, storage, or workshop space. The main barn includes four oversized stables, tack room, a wash-down bay, a round pen, a truck shed plus a Harrison Lane ebb and flow arena.

There is also another large utility shed located at the front of the property which includes a self-contained, one-bedroom manager’s cottage with its own entrance, ideal for extended family, guests, staff accommodation, or additional income.

Julie also says the area is a huge drawcard.

“The Four Square, hairdresser, Hammer Hardware, petrol station and café are just up the road and you’ve got the Clarkes Beach Golf Club and boat ramp 10 minutes away. School buses stop at the front gate and Waiau Pa School has a great reputation. The motorway is 20 minutes away, then its half an hour to Manukau and 50 minutes to Hamilton. Pukekohe is only 12 minutes – you’re rural but still close to the city.”
