The five-bedroom beach retreat on Margaret Place was snapped up for $6.99m just before Christmas after seven weeks on the market, OneRoof can reveal.

The two-storey concrete and cedar house was designed by award-winning architect David Ponting and completed last year.

The Bayleys agents who brokered the deal, Belinda Sammons and Kylie Pullen, declined to comment on the sale but OneRoof data shows the sale price is the highest achieved in the Coromandel holiday town.

The previous record of $6m was for a sprawling estate on Hahei Beach Road in September last year.

In their advertising for Margaret Place, Sammons and Pullen described the house as an “architectural showpiece”.

They highlighted the striking views from the top floor and the luxury finish. The house has multiple living areas, a media room, a bar area, an office, a hot tub, an outdoor shower, and a surfboard rack. Custom finishes include oak floors, underfloor heating in the bathrooms, a Sonos sound system, and a gas fireplace.

Lee Carter, co-owner of Bayleys’ five offices on the Coromandel Peninsula, told OneRoof that the $6.99m price showed that big sales were not the sole preserve of the Coromandel’s bigger, more expensive beach towns.

“People have been talking about Whangamatā commanding all these premium prices,” he said, noting that half of all the big sales in recent years have been in the smaller townships and locations.

He said that $5m-plus sales in the Coromandel jumped from two in 2023 to four in both 2024 and 2025, including the district’s top recorded sale of $8.5m for a waterfront bach in Whangamatā.

“These [buyers] are discerning. They’ve obviously got surplus funds, the state of the economy probably doesn’t drive their decision-making hugely. So, it is a matter of the right property finding their eyeballs. That prime market just wants what they want,” Carter said.

And, despite buyers having more conversations about the climate-change risks to sea-front properties, people still wanted those premium locations. “It just goes to show that Kiwis love the beach.”
