The largest penthouse at the top of Auckland's award-winning One Saint Stephens development has been sold.

The developer told OneRoof that the 339sqm apartment, which hit the market three years ago, was bought by a local couple who knew the building well.

Martin Cooper, of Experiences by Coopers, declined to say if the apartment sold for the asking price of $15.25m but said both parties were happy and that the team had definitely seen a lift in enquiries lately.

Cooper said in a statement on the company's website: "This penthouse sale comes as we continue to see steady demand from discerning purchasers who seek exceptional home-sized apartments without compromise.

"We are proud to have established a benchmark for luxury apartment living in Auckland with One Saint Stephens and, in particular, with our signature penthouse 502.

"We congratulate the new owners who will join a thriving community.”

Still available is the smaller of the two penthouses, a two-bedroom, 188sqm pad at 503 that's asking $8.25m.

The signature penthouse at 502 was inspired by high-end apartments in London, New York and Sydney. It was originally conceived as a $22.5m super-penthouse that would occupy the entire sixth floor of One Saint Stephens.

However, Cooper reconfigured the floor plan in late 2023 after buyer feedback, splitting the space into two apartments, one 338sqm and the other 188sqm.

The move followed the break-up of the super-penthouse at The Pacifica, in Auckland CBD, nearly two years prior. (The largest remaining penthouse in that tower is still on the market, looking for eight figures.)

502 One Saint Stephens has three bedrooms, three bathrooms and four car parks. Other features include: a second kitchen scullery, a suite of Gaggenau appliances, a fully enclosed winter garden and a media room.

The One Saint Stephens amenities are also included in the price tag: a heated outdoor pool, a wellness area and owners’ lounge, a dining area and a speakeasy bar.

Cooper told OneRoof last year that he had been blown away by the finished product, despite working on the project for four years.

“When some of the top real estate agents are saying, ‘wow, I wasn’t expecting this’, you know you’ve reset expectations as to what a luxury apartment is. The team has done a wonderful job,” he told OneRoof last year.

He said it helped that he and co-developer Michael Sullivan had an incredible backdrop to work with.

“It’s one of the most panoramic, iconic Auckland views. You see from the city skyline around to Waiheke, North Head and Rangitoto and all the way up to Tiri – it’s going to be pretty hard to replicate that ever again. At the showcase it went from light, through to dusk and then night – with the fireplaces on it felt like sitting on a terrace in New York.”

Cooper is ramping up construction of a five-apartment project at 336 Remuera Road and has begun marketing the project.

Apartments in the six-storey building designed by Studio John Irving architects will be customised for each owner: a luxury three-bedroom living space has up to 153sqm of “play” space that can be customised into a wellness suite, offices, art gallery or games/movie space.

Records show Cooper paid $7m for the site two years ago, and consents for stage one of the build, demolition and substructure were issued in July.
