A Christchurch homeowner who slashed the price of their luxury golf course pad by hundreds of thousands of dollars to get it sold won big at auction last week.

They took the four-bedroom home on East Stream Lane, in Clearwater, Northwood, to auction with a declared reserve of $2.3 million - well below the RV of $2.7m and the previous price tag of $2.695m.
The vendor had been trying to sell the property for over two years, but Bayleys agent Adam Heazlewood persuaded him to change tactics.

It worked, with the house selling for $2.455m at Bayleys auction room on Friday. Two local buyers went head-to-head over 30 quick bids, driving the price up past the reserve.
Heazlewood said the auction and the declared reserve achieved a result for his client, who is now living in Auckland and can move on with their life.
The agent said the sale price was “fair”, adding that the house had gone to a “lovely” local family.

“The owner was keen to obtain a definite outcome, and the process was obviously to ensure that happened,” Heazlewood told OneRoof.
“The declared reserve did represent really good value for money, hence the property sold for more. But I think ultimately if buyers can see that price isn’t a roadblock, the process works.”
The Hamptons-inspired home overlooks the fairways of Clearwater Golf Club, at Clearwater Resort, and, according to the listing, was an exceptional residence occupying one of Clearwater’s most coveted positions.

The home, which has a separate self-contained studio, a large master suite, and good flow to the 2151sqm landscaped grounds, had been pitched to both families and downsizers.
Heazlewood said that the house attracted the interest of Christchurch and Queenstown buyers.
“We’ve noticed a few people from Queenstown looking at Christchurch real estate recently because they don’t want their children to board.”
Heazlewood has another property for sale in the Clearwater enclave. The Darren O’Neill-designed lakefront home at 78 Harts Creek Lane has four bedrooms, three bathrooms and a swimming pool and has a price tag of $2.995m-plus. The agent's listing describes the house as an "entertainer's dream".
