But the timing of their appearance on the market is a complete coincidence, listing agents have told OneRoof.

The properties – 3 Dalbeth Place, in Matangi, 256A Newell Road, in Tamahere, and 290A Boyd Road, in Horsham Downs – are collectively worth more than $10 million and have serious architectural credentials.

Legendary Kiwi architect Terry Hitchcock is the brains behind the four-bedroom marvel on Dalbeth Place, while Newell Road and Boyd Road are the creations of two award-winning Hamilton architects.

But the agents marketing these unique homes told OneRoof the owners were all selling for different reasons.

Harcourts agent Grant Shackleton, who is marketing Dalbeth Place, said the Hitchcock home had been a particular favourite on the biannual Fine Homes Tour in 2019.

The owners had worked with Hitchcock on a renovation project, so were keen to use him when building a new home for themselves.

Hitchcock delivered an 800sqm four-bedroom, two-bathroom concrete block home with saltwater pool, spa, floodlit tennis court, pétanque court, pool house and boatshed. A purpose-built gym and outdoor covered room were added in 2011, pushing the floor size to 945sqm.

“ ‘Well, if it was just another metre’, was a phrase often repeated by the owners during the design of their extraordinary home,” Shackleton said, noting that the home is the largest single-level property he has sold in his 28-year career in real estate.

However, the size of the home wasn’t overwhelming and the design itself was timeless, the agent said.

“It’s such a cool home. Anyone who walks through says the pictures and the video don’t do it justice,” he said. “It almost feels like you are walking through a gallery.”

Shackleton said while the property could attract out-of-town buyers, it was just as likely to be bought by a local.

“Hamilton and the Waikato have those buyers, but they don’t get the chance to buy because [houses at this level] are so tightly held,” he said, adding that the owners were only selling because the time had come to downsize.

Shackleton said buyers with big budgets usually wanted architecturally designed homes that ticked all their boxes but were still unlike anything else. “They don’t want off the shelf ... they want what somebody else doesn’t have.”

Less than 10 minutes away in neighbouring Tamahere, the Japanese-inspired home at 256A Newell Road is on the market with Bayleys listing agent Rachel Waldegrave.

The 440sqm four-bedroom, two-bathroom property, dubbed Shibui House, was designed by award-winning Tane Cox, of Red Architecture, 10 years ago.

Waldegrave said the home had featured in numerous design magazines and had won a handful of awards.

The owner had worked on several projects with Cox before getting him to design his own home. “It’s a beautiful example of a high-end property in Tamahere,” she said.

“I think people are curious to see what some of these homes are like. This one is different to the more traditional-looking homes you get in Tamahere. Sometimes you get ostentatious designs and I think Newell Road is the complete opposite of that.”

Just north of Hamilton, a modern four-bedroom, two-bathroom home at 290A Boyd Road is on the market with New Zealand Sotheby’s International Realty agent Kristen Gould.

The house is nicknamed the Cowshed, but it’s anything but. Gould said it was one of the best homes she had ever listed. “It’s unlike anything else I’ve seen. It’s stunning.”

The Australian red brick and cedar home was designed by Edwards White Architects and built by Steve Ross Master Builder for the vendors 10 years ago.

“It’s a stunning piece of art that suits people wanting a modern lifestyle with that lock-up-and-leave ability.”

Gould added of the homes that have appeared in Hamilton’s Fine Homes Tour: “They don’t come up that often. Again, it’s a unique offering – and most people that build something like this they don’t generally sell that soon after and there’s generally a good reason behind it.”
