The seismic strengthening of 80 The Terrace is complete. Holmes designed a full-building retrofit to 100%+ NBS. 52 viscous dampers control how the tower moves in an earthquake, and the floors, diaphragms and columns were strengthened wherever the analysis called for it. Holmes presented the project at the NZSEE 2026 conference as the first real-world retrofit to apply the ReCast Floors research guidance. The building is now in refurbishment, with four fully refurbished lifts, new all-electric HVAC and a redesigned lobby. Tenant fitouts can start now, from half a floor to the whole building.
