An outstanding opportunity to secure a multi-tenanted industrial investment in one of Upper Hutt’s most established industrial precincts.
Positioned on approximately 4,046 m² of freehold land, the property comprises three freestanding industrial buildings configured across four tenancies, providing a diversified mix of workshop and warehouse accommodation.
The property currently generates approximately $124,000 + GST net passing income, with approximately $157,000 + GST in rental uplift available, presenting investors with a compelling opportunity to grow income through existing leasing arrangements, market rent reversion and the vacant warehouse tenancy.
The improvements provide a versatile mix of clear-span workshop and warehouse accommodation, with the three structures assessed between 70% and 100% NBS (2026 ISA). The newest building, constructed in 2008, provides high-stud clear-span warehouse accommodation with multiple full-height roller doors.
Located within the established Montgomery Crescent industrial precinct, the property benefits from convenient access to Upper Hutt CBD, State Highway 2 and the wider Wellington region.
