A compelling opportunity for commercial property investors seeking secure long-term income from a well-established childcare operation, combined with a substantial freehold landholding in the heart of Warkworth.
The property generates a net income of $130,000 per annum plus GST and outgoings, underpinned by an established tenant and a 12-year lease from 2025 with further rights of renewal through to 2045. The lease provides for two-yearly rent reviews, offering the potential for rental growth over the long term.
The property occupies an approximately 804 sq m dual-site corner landholding, with two buildings measuring approximately 220 sq m each. Both buildings are fully fenced, with an established outdoor playground area positioned between them. The dual-street access provides excellent functionality for the childcare operation and convenient drop-off and pick-up for parents.
Location is another key advantage. Positioned within the Warkworth Town Centre, the property is surrounded by supermarkets, retail, hospitality and a wide range of essential services. Its prominent corner position and access from two main streets provide excellent accessibility and make the property particularly well suited to its current use.
Beyond the current income stream, the freehold landholding provides an additional layer of appeal. The favourable Town Centre zoning creates potential for future development or alternative uses, subject to the necessary planning and approvals.
Warkworth continues to experience significant residential growth, supported by improved connectivity, ongoing housing development and increasing demand for local services. With limited commercial property available for sale and rising land and construction costs, well-located freehold assets such as this are becoming increasingly difficult to replicate.
This is an opportunity to secure a well-positioned freehold commercial property with a long-term tenant, strong lease covenant, established income and future potential in one of Auckland's fastest-growing regional centres.
