A Rare Landholding with Outstanding Potential
What truly sets this property apart is its unbeatable location and significant development potential. Set on a gently contoured 1.5069-hectare parcel with an impressive 84.5 metres of road frontage, this substantial landholding is zoned Mixed Housing Urban under the Auckland Unitary Plan, presenting exciting possibilities to explore future subdivision or development, subject to the necessary planning approvals, resource consents and infrastructure requirements.
Better still, it sits within the path of one of Auckland’s major planned growth areas, with significant public and private investment underway in the surrounding region.
Education on Your Doorstep
The neighbouring land is designated by the Ministry of Education for a new secondary school catering to Years 7–13, alongside an early childhood centre, with Jesmond Road planned as the school’s main access.
For families, this points to the convenience of future educational facilities nearby. For investors and developers, it highlights the potential for increased housing demand as the surrounding community grows.
Thriving Neighbourhood Developments
The property is adjacent to the Auranga Stage 1 housing development, an established and growing community with homes, parks and amenities already in place. Karaka Pines Retirement Village and Sharewater Business Park are also nearby, bringing residents, workers and services into the immediate area.
Major Healthcare and Employment Opportunities
Health New Zealand has secured a 13-hectare site on Karaka Road for a proposed future South Auckland hospital, alongside the planned second campus of Fisher & Paykel Healthcare—one of New Zealand’s largest companies—which is envisaged as a long-term research, development and manufacturing hub.
Together, these proposed developments highlight the potential for significant employment growth in the surrounding area, helping underpin future housing demand.
Rail Connectivity on the Rise
Drury’s new train station opened in August 2026, returning passenger rail to the area for the first time in more than 50 years, while Ngakoroa Station in Drury West, close to Karaka Road, is due to open in 2027.
These transport developments are set to strengthen connectivity and further support the appeal of Drury West as a growing residential and employment destination.
A New Metropolitan Centre Taking Shape
Kiwi Property, the developer behind Sylvia Park, has secured fast-track approval for the first stages of the Drury Metropolitan Centre—a major town centre planned to incorporate retail, offices and new homes. Costco has also agreed to purchase land there for its second New Zealand store.
