Opportunities to secure an entire standalone office building within Avondale's tightly held Harbourside Business Park are rarely available. Comprising approximately 860sqm across two levels, Units 1 and 2 at 485D Rosebank Road present an attractive investment opportunity, underpinned by established rental income and a long-standing tenant.
The property is fully leased to DebtManagers, a New Zealand-owned financial services business with an operating history dating back to 1997 and an established presence in both New Zealand and Australia. The lease provides a three-year term with two further rights of renewal, delivering a secure income stream and an appealing hands-off investment proposition.
Constructed circa 2004, the building offers a modern and functional office environment, with an extensive tenant fit-out across both levels. The ground floor features multiple meeting rooms, a boardroom and a generous staff kitchenette, complemented by a recently constructed outdoor deck. The upper level accommodates the majority of staff workstations and enjoys sweeping views across the Waitemata Harbour.
A standout feature is the provision of 41 on site car parks, offering exceptional convenience for staff and visitors. The property is strategically positioned just off Rosebank Road, with excellent connectivity to State Highway 16 and the Waterview Tunnel, providing efficient access to Auckland's CBD, airport and wider motorway network.
With established rental income, a substantial tenant fitout and an excellent parking provision, this is a compelling opportunity to secure a quality office investment in one of West Auckland's established commercial precincts.
