These harbour and marina views won’t be built out says Margaret Schubert of the scenes she and husband Bryan enjoy from their apartment at the northern end of the Stratis Block in Lighter Quay.
Who wouldn’t want to wake to these waterfront views and marvel at the launches and yachts moored outside?
And the significance of this location will only get even more impressive as the time gets closer to the America’s Cup in 2021.

Margaret and Bryan bought this waterfront apartment at 203/83 Halsey St, in Auckland’s Wynyard Quarter as a winter escape from their permanent base in Pauanui.
Having a second bedroom meant family could come and stay and enjoy those views as both bedrooms face the water as does the open plan living and kitchen that opens to the second living area in the conservatory.

It’s in this deck area, slightly elevated above street level that Margaret and Bryan like to have breakfast, people-watching and checking out movements in the Viaduct. They can see out to the Wynyard Crossing bascule walking and cycling bridge and keep an eye for when it raises to allow boats to pass out to the harbour.
“We also have an office in the conservatory so we can enjoy the morning and afternoon sun,” says Margaret. “This is where we do most of our living.”
They bought the north-east facing 62sq m (more or less) apartment about two years ago. Their property includes a secure car park on a lower level. There are 75 apartments in Stratis block and the facilities include a heated indoor lap pool, spa, sauna and gym.
Decor is neutral. After all, most eyes are focused on the views through the floor to ceiling windows. Margaret says the furniture can be included in the sale.
Margaret being in a position where they can’t be built out is a big plus of Lighter Quay. “As that can happen in Auckland with the high-density buildings going up.”

They often walk to the Viaduct or Westhaven, up to St Marys Bay and Ponsonby and then back to the apartment.
She might pop out for a coffee with some of the other residents but in the main people tend to keep to themselves. “You know they are there if you did need help and there is an onsite manager and 24-hour security,”
The leasehold arrangement has worked well. “They have now got everything for another seven years. That means you know where you are.”
The couple have decided it’s time to take their apartment to market. “We want to have a holiday overseas with all the family. We are getting older and want to enjoy the time and the money when we sell.”
Gabrielle Hoffman, of Barfoot & Thompson, says this apartment’s outlook is much like standing on the bow of a boat. “It is nestled in the marina and very peaceful due to being isolated from the bars and clubs that are around the other side of the marina.”
The conservatory allows for living outdoors all year round. “This area can be enclosed by glass sliding doors in winter. When open in summer, they create an open but sheltered balcony.”
