The land and warehouse previously housing a glazing and window installation company in one of Auckland’s foremost suburban industrial hubs have been placed on the market for sale.

The 599sq m premises at 37 Porana Road, Wairau Valley, on Auckland’s North Shore comprises an open-plan high stud warehousing space accessed through a roller door, with adjacent internal ground floor showroom space and staff amenities, with an office upstairs. The address has been tenanted by United Glass and Glazing which is moving to new premises shortly, and the building will be sold as vacant.

The Porana Road and surrounding Sunnybrae Road, Archers Road and Wairau Road locales combine to make up one of the North Shore’s biggest and longest-standing industrial hubs sustaining hundreds of small light industrial tenants, car yards, and several big box retailers - all benefitting from the area’s central location and low vacancy rates.

Sitting on some 994 sq m of freehold land zoned Business – Light Industry under the Auckland Council Plan, the rectangular-shaped property at 37 Porana Road is being marketed for sale by auction on July 30 through Barfoot & Thompson Commercial, North Shore.

Salespeople David Herron and Chase Erceg said the premises would attract interest from both owner-occupiers and investors looking to tenant the warehouse - which had a sealed area at the front of the building sustaining parking for up to 16 vehicles.

“In its current open plan format, the warehousing space is ideally laid out to continue operating in the building trades field. However, it could just as easily accommodate a small showroom operation showcasing the likes of recreational pleasure craft or pursuits for example,” Herron said.

“Alternatively, the property could be bought as the basis for a redevelopment opportunity. Subject to appropriate council consents, there is underutilised space at the front of the building which could be developed to increase the floor plate both out, and up, consequently expanding the existing profile considerably.

Porana Road’s Business – Light Industry zoning provides for tenant business activities ranging from light industrial operations through to offices and retail trade suppliers.

“Retailing is permitted where it is an ancillary undertaking to any industrial activity on the site - where the goods are manufactured, providing the retail area does not exceed 10 percent of all buildings on the property.

“Over the decades, the majority of Porana Road premises have remained tightly-held as light industrial operations-tenanted sites – with a high number of automotive services, construction, and niche product showrooms along the busy strip which links Sunnybrae Road with Wairau Road.”

Built in the early 1970s when Porana Road began rapidly emerging as an industrial location on the North Shore and reflecting the stereotypical design and sizing of that period, Herron said the premises for sale at 37 Porana Road was constructed of concrete and concrete block walls on a concrete floor plate, A-frame steel beam rafters, with plasterboard internal walls, and aluminium joinery.

Erceg said the 498sq m bulk of the building comprised high stud warehousing, with 61sq m of low stud storage space used as a display room, and 40sq m of offices on the first floor.

“Porana Road enjoys the benefit of being centrally-located geographically near the middle of the North Shore – with approaches to three different motorway access points at Tristram Avenue, Northcote Road, and Akarana Drive. It also has easy arterial route access to the surrounding suburbs of Birkenhead, Beach Haven, Glenfield, Bayview, Northcote, Takapuna, and the lower East Coast Bays,” Erceg said.

“This ease of access makes Porana Road premises popular with business which have a clientele driving to them, and for service businesses journeying out to those suburban locations. Less time on the road of course equates to more time on the job.”
