- Agent Mark Venter has listed two Oceanbeach Road homes for sale, including a unique beach house.

- The three-bedroom home, which he bought for $8.4m for his mother, features curved designs and a $10m-plus price.

- The second home, with five bedrooms and a pool, is priced over $5.5m.

It’s the quirky Mount Maunganui beach home with blue windows and lots of curves.

PB Realty agent Mark Venter bought the distinctive three-bedroom pad in 2022 for his mother, paying $8.4 million - almost $3m above the then RV.

Now that his mum wants to downsize to a retirement home, Venter has decided to put 17A Oceanbeach Road on the market for sale, along with another home he owns on the street.

“We’ve put them both on the market, and we’ve left it up to fate. Whichever one sells first, we’ll keep the other one,” he told OneRoof.

17A Oceanbeach Road is the more expensive of the two. It sits on 873sqm of beachfront land, has a search price of $10m-plus and features a curved kitchen and curved furniture.

201C Oceanbeach Road, which has five bedrooms and a pool, has a search price of over $5.5m and used to be Venter’s home before he moved to Auckland. Records show it last sold in 2021 for $5.25m.

Venter said he bought his mother’s place from Cecil Rhodes, a local character who built the bach in the 1990s.

The interior was decorated in a style reminiscent of the famed Studio 54 in New York. “It had incredible lighting effects within it and the CD wallpaper, which was sort of reflective, or holographic, was everywhere around the house," he said.

“The furniture was custom-made round seating arrangements, as well, and everything had this sort of LED lighting.”

But while Rhodes was a very good craftsman, he had never fully executed his vision for the house. “I don’t know if it was because he ran out of funds or ran out of energy or it fell into disrepair, but it certainly needed a full interior fit-out," Venter said.

“When you walked in, the ceilings had no lining on them and no insulation, and it wasn’t weatherproof. I scaffolded it, shrink-wrapped it for four months, and we replaced the roof in its entirety.”

He said the windows let an incredible amount of light into every room. “You can just sit in the bath and look out at the ocean, and every bedroom’s got that. It is very unusual for someone to have built a round house.”

The house had a strong surfing history, too, Venter said. Rhodes’ obituary from 2024 describes the 92-year-old as a renowned Mount surfer, builder, champion yachtsman, and ace rock ’n’ roll dancer.

The other house Venter has on the market also has expansive ocean views. And while it is only steps from the beach, it does not have the same immediacy as the round house.

“It’s a different proposition. It’s a five-bedroom house with a huge double garage and three kitchens and three lounges. It’s a 375sqm house.”

Venter said Mount Maunganui beach was the best beach in the North Island, adding that the suburb was a great place to live, and only a five-minute drive from the airport.

“In Mount Maunganui, you’ve got the economic engine of the port, you’ve got huge companies based there and doing great things there, and you can live on the beach and still earn a decent salary. It’s an incredible place to live, and I’m definitely going to miss it.”
