A five-year-old, five-bedroom, two-and-a-half bathroom, three-living-room waterfront home in Tairua in Thames-Coromandel may break records when it goes to auction on July 21.

Bayleys agent Kylie Pullen is hoping for a new top price for Tairua, and says there’s nothing that has sold recently in the town that compares. She is marketing the property with colleague Belinda Sammons.

Owners Neil and Lynn Barker built the house at 14 Bay View Terrace in Tairua just five years ago. It has a September 2020 ratings valuation of $2.145 million.

They had always holidayed on the Coromandel and settled on Tairua as the location for a new home, luckily finding a 1200sqm beachfront section just six minutes’ walk to the shops.

Lynn spearheaded the design of the 308sqm home, starting by sitting at her computer and choosing the elements she and Neil wanted.

“I drew up the plan and we took it to Jones Architects in Auckland, who put it all together. We got everything we wanted, as well as an amazing laundry and so much storage we have drawers that are still empty,” she says.

The house consists of two wings enclosing a courtyard garden. While its design is contemporary, it has some traditional features which set it apart, including a verandah running the width of the house with a timber deck and wide steps down to the lawn.

Lynn likes vintage features and included a bay window, white weatherboard cladding, character plank flooring and pitched ceilings and exposed trusses in the living area.

The open-plan kitchen, dining and living area is the hub of the house and Lynn, who loves to cook, is especially pleased with it.

An island with an overhang for casual eating and drinking separates the kitchen from the large dining area, which easily accommodates a big dining table. The adjoining sitting area has a fireplace, and the whole space opens via sliders to the courtyard on one side and the deck on the other.

“We were here in the first lockdown and Neil was doing all his work from the dining room table, even though he had a dedicated office area.” He loved it because there was always something to see in the view.

The paved courtyard with its outdoor fireplace is the home’s main outdoor living and entertaining space, and the design cleverly captures the sea view though the sliding doors on both sides of the living area. It is planted with palms and other sub-tropicals.

As well as the clever design, the house features a very high level of finishing.

Lynn and Neil waited 18 months to get the builder they wanted, and because this was intended as their forever home, they did not constrain themselves with a budget.

The views, of course, will always be the main event here, offering vistas of the beautiful Tairua estuary and directly towards the iconic Mount Paku.
