A well-maintained motel complex in the Napier suburb of Taradale is being offered to the market for sale for the first time in more than 50 years.

The Colonial Lodge Motel is located at 164 Gloucester Street and 21 Chester Street on a substantial freehold site that spans 4,324sq m.

Originally acquired as a new spec-build six-unit motel in 1969 by Lyn and Bruce Johnson, the property has been managed by the same family who have also developed it to its current offering that includes 19 units.

The complex offers a diverse range of accommodation options, including five one-bedroom units, two studios, six standard studios, and six two-bedroom units.

Additional guest amenities include a games room, laundry, spa room, and a heated inground pool area. The property also has a spacious four-bedroom manager’s residence that was designed to fit the whole family.

The motel benefits from strong occupancy that includes leisure travelers, corporate guests, contractors working on local infrastructure projects, and wedding guests attending matrimonial ceremonies at nearby venues.

Taradale is one of the most sought-after suburbs in Hawke’s Bay and is approximately 8km from the centre of Napier, while the local airport can be reached in just over 10 minutes.

Danny Blair, Director at Colliers Hawke’s Bay, has been exclusively appointed to market the freehold going concern of the motel and the land and buildings for sale via deadline private treaty closing at 4pm on Wednesday 25 June, unless sold prior.

Mark Johnson, son of Lyn and Bruce, has operated the motel for almost 20 years after taking over from his parents. He also grew up in the motel having lived there since 1970 and has seen significant change in the property and surrounding landscape.

A dirt road used to connect Taradale and central Napier, while market gardens and vineyards bordered the motel in its early days but as the suburb changed with extensive residential development, the motel expanded to accommodate the growing number of visitors.

Johnson, who raised his family in the motel, says after mulling it over, now is the time to hand over the keys to new owners.

“We are incredibly proud of the business we have built and are grateful that we have developed such a loyal client base over the years that has supported multiple generations of our family,” Johnson says.

“The expansive layout of the motel is a major drawcard, and guests regularly tell us they love the homely feel of the rooms. Having a barbecue, dedicated games room, and a fully fenced on-site pool all add to the offering.”

Blair says the motel benefits from its high-profile positioning in an established suburban location that has excellent access to local amenities with the centre of Taradale less than 1km away.

“Popular sports complex the Rodney Green Arenas, which plays host to regional and national championship events, is only moments away from the subject property, while Park Island, Napier’s largest sports ground, is also close by,” Blair says.

“The current owners have done a tremendous job to develop and foster a highly successful business that trades well with strong average daily rates.

“The motel complex and grounds present in excellent order and opportunities such as this one are rarely found in Hawke’s Bay, so I encourage all interested parties to reach out to me to discuss their options.”
