An idyllic, premium country estate perfectly positioned to benefit from next year’s completion of the Puhoi to Warkworth motorway extension prompted a relocation from more than 3000 kilometres away.

New Zealand-born Kerrie and her husband John were living in far north Queensland, searching for the perfect location in which to retire when they bought this property at 126 Goatley Road in Warkworth, Auckland in 2014.

“It’s like an exclusive country retreat, so close to Warkworth yet so peaceful you feel like you could be in the middle of nowhere,” Kerrie says.

It’s set on nearly two hectares of gently contoured land just north of Warkworth, set to deliver easy motorway access when the Puhoi-Warkworth motorway extension is completed next year.

Kerrie, who’d worked in graphic design and done interior design training, sees modern interpretation of a Tuscan residence in the architecturally designed 1999 masonry home.

It is already well on its way to being a sustainable growing oasis with vegetable gardens and orchard, complemented by the addition of a bore and a boutique varietal hobby vineyard.

It’s picturesquely set with soothing rural vistas incorporating a stream traversed by a bridge. Five fenced grazing paddocks with yard and loading race await new owners’ choice of lifestyle pets.

Wisteria drips over the entrance to the home constructed of Firth Hot Blocks with a plastered finish.

Vaulted ceilings soar above the living-dining-kitchen expanse, where the bespoke kitchen accented with recycled Matai and American Oak is complemented by a sizeable scullery with wine fridge and second dishwasher.

The kitchen’s woodburning stove with wetback runs eight radiators throughout the home while solar panels on the roof complement the electricity supply.

These living areas’ coloured concrete flooring flows out easily to the 140sqm deck.

“It’s wonderful in summer with all the bifolds opened up.”

Kerrie finds the outlook from the ensuited master bedroom with walk-in-wardrobe particularly restful. The Balinese-style outdoor shower courtyard outside it is brilliant to rinse off in after gardening.

Towards the other end of the home are two good-sized bedrooms and a bathroom, separated from the internal-access double carport by a courtyard.

They’ve been offered as homestay accommodation to guests who’ve delighted in the ambience and picturesque setting.

A laundry and powder room complete the main home’s layout. The separate workshop with home office potential doubles as Kerrie’s art studio and has served as the vintry.

There’s the option to purchase wine making equipment which last year helped produce 300 bottles encompassing seven varieties.

An additional barn dwelling without council consent, separated from the main home, has operated as a two-bedroom rental.

As well as being a great place to entertain in, the property has delighted grandchildren.

One, aged nine, asked, “can you just wait till I’ve grown up to sell it?” But Kerrie says the time is right to downsize and move nearer to family in Whangaparoa.

Harcourts agent Jeneen Binsted, who is marketing the property with colleague Jane Hulme, says, “Quality lifestyle properties on Warkworth’s fringe are rarely available and this one offers the perfect combination of peacefulness and convenience.”

126 Goatley Road in Warkworth, Auckland will be sold at auction on November 13.
