A modest 1960s brick and tile home in Birkdale, on Auckland's North Shore, sold under the hammer for $1,131,500 this week, a striking $306,500 above CV.

The Harcourts real estate agents who marketed the property, Terry Connell and Jo McAteer, had to bring the auction forward to Sunday after receiving a pre-auction offer of $984,000.

And the agent believes it's due to the modern styling, Insta-worthy decorating that drew in 80 groups to viewed 61 Verbena Rd property at open homes, and eventually won over the successful first home buyers.

Connell says presentation and styling of the house was the key to getting big bucks on the property.

“Staging is the hook. You are on an impressionable market and people buy on the heart aspect, not on the head aspect at the moment,” she says.

“You spend $2000 on home staging and you get a great return.

"I don’t believe it would have had over $1m or close to it if we left it how it was.”

The stylist, Louise Sinclair from Polished Homestaging, modernised the place using neutral colours mainly using white and wooden furniture with fresh plants and cosy details.

A developer and a first home buyer were bidding back to back at the auction for the three bedroom property which sits freehold 827sq m fully-fenced section.
