This three-level Devonport residence is as distinctive as it is practical.
With elevated views over the Waitemata Golf Course this architecturally designed home is a striking blend of European-inspired architecture with its solid concrete construction, beautiful wooden beams and the way it welcomes in the light.
It also offers exceptional versatility and the opportunity to combine work, lifestyle and investment. The fully independent ground-floor space has light business zoning, ideal for a business, guest accommodation or rental income.
“A current rental appraisal puts that in the range of $2200 to $2400 per week,” says Kim Pausina, of Ray White.

This, as well as its unique loft-style architecture, is what attracted the current owner who has enjoyed the property since 2017.
“One of my daughters was moving back from London with her husband and wanted to live in Devonport and I was looking for an investment property and this covered all the bases. She moved back and we let out the ground floor,” he says.
“And it’s been great. All of my family have lived there at one time or another. It’s been a real haven.”
The owners lived there themselves for a year when they were building a house in Stanley Point. Later when they moved to Mangawhai, it was their city base and escape.
Built in 1997 for an artist, the residence “has Spanish and French” vibes with its concrete construction, timber beams and light-filled spaces.

“It’s a solid safe building to live in. Some people call it the Spanish building. There’s nothing else like it,” says the owner. “It’s a lovely place to live. It’s really light and airy with huge windows. We put in a wood-burning stove on the middle level which gives it real ambience when you light the fire and sit there.”
Other improvements made to the building by the current owners include a complete refurbishment of all levels with new bathrooms, kitchen and flooring (tiled and carpeted), and double-glazed windows.
In recent years they’ve used the upper level as a studio apartment which has a lounge, bedroom and bathroom. It’s connected to the middle level with two bedrooms, lounge, kitchen and bathroom. The ground level also has two bedrooms, bathroom, lounge and kitchen and independent access. There’s also no garden to maintain which makes it the perfect lock and leave.
Its location and proximity to Devonport village, the beach and golf course is an aspect the owners have also enjoyed. “It’s very convenient because you’re close to everything Devonport has to offer. I play golf and literally walk across the road onto the golf course and it’s a 10-minute walk to the village or the beach.”
The family have used the property extensively over the years and have now arrived at a point where there’s no need for it and are letting it go. “The children no longer have any use for it and we no longer need it for ourselves personally so it’s time to move on,” says the owner.

The property’s rarity and the lifestyle it affords is what makes this such a great opportunity, says agent Kim.
In a world increasingly defined by replication, 1/25a Lake Road stands apart because it offers something that simply cannot be reproduced she says.
“What makes this home so special is not just its architecture or position, but the feeling it evokes. It has presence, character, and a depth that cannot be replicated,” says Kim.
“We have walked through many exceptional homes, but very few leave you with the sense that you have experienced something truly irreplaceable. This is one of those rare properties that stays with you long after you leave it.
“Properties like this are becoming increasingly difficult to find. Given its broad appeal and unique characteristics, we anticipate interest from a diverse range of local, national and international buyers.”
