A super-lot at the Spedding Industrial development is being carved into seven sites, giving smaller-scale occupiers and developers their opportunity to secure space in Auckland’s next major industrial park.

The first releases of land at Spedding were targeted at large firms and developers who have since established the credentials of the location with multiple larger lots already sold or under contact. Property for Industry, a well-known NZX-listed group, recently purchased 58,000sq m within the estate.

Continued demand from those seeking a smaller foothold at the development is now being catered to and the available sites range in size from 1,335sq m to 3,068sq m.

Sitting on Spedding Road in Whenuapai, north-east of Westgate, these sites will appeal to occupiers wishing to establish a new operational base or developers looking to leverage robust tenant demand as industrial vacancy rates remain stubbornly low across Auckland.

The broader estate has approximately 900m of frontage to the Northwestern Motorway providing significant exposure.

This modern industrial precinct will have attractive streetscapes and covenanted design outcomes ensuring Spedding Industrial is developed into a truly world-class industrial location.

A series of local roading triggers have been completed as part of the development meaning the strategically located estate enjoys maximum connectivity to State Highways 16 and 18, as well as the local connector roads.

Bulk earthworks are substantially completed, providing the development with flat, serviced sites ready to meet market demand.

The sites are zoned Business – Light Industry Zone under the Auckland Unitary Plan. This designation provides for a wide range of land uses including manufacturing, production, logistics, storage, transport, and distribution activities, among others.

Colliers Directors Josh Coburn and Matt Prentice have been appointed as the master agents to market the sites for sale via negotiation.

The subject location is approximately 20km from the CBD and 8km from the Albany industrial precinct.

The major retail and commercial hub of Westgate town centre, which features a raft of amenities, is only five minutes away. This area provides access to Costco, Bunnings, Harvey Norman, supermarkets, and shopping centres.

Coburn, Director of Site Sales & Capital Markets at Colliers, says continued inquiry for smaller sites in the industrial park drove the decision to carve up one of the super-lots.

“The size of these sites will accommodate a range of businesses and allow firms the opportunity to potentially expand their footprint or position themselves in what will be one of Auckland’s premium industrial locations,” Coburn says.

“Smaller buyers have the chance to secure a stake in a land release that is unlikely to be replicated in the near future.

"There is a notable backlog of demand among these occupiers and tenants who are seeking space in Spedding Industrial, but for whom the initial stages released were too large. These sites will alleviate some of that.”

The latest research from Colliers indicates the industrial vacancy rate across Auckland is 2.2 per cent, remaining near historic lows. Certain precincts have less than 1 per cent of vacant prime floorspace.

Industrial land available for development remains scarce across the region with numerous places largely built out, making Spedding Road the next major greenfield development.

Its convenient location between the North Shore and the major industrial hubs in the south of the city make it appealing for businesses.

Prentice, Director of Industrial Sales and Leasing at Colliers, says the continued expansion of the north-west of Auckland has contributed to the demand for space in the Spedding Industrial development.

“The north-west of Auckland has seen considerable population growth during the past decade, with this surge in growth delivering multiple new housing developments and subdivisions that have underpinned a greater need for commercial and industrial services,” Prentice says.

“The opening of the Waterview Tunnel in 2017 has provided improved connectivity between West and South Auckland and enhanced access to the airport, while unlocking further growth opportunities for the west. These sites will draw considerable interest.”
