The quintessential 1940s getaway at 41 Te Ngaio Road, known to locals as Sunny Dell, has never been on the open market before and has been held by the same family for more than 60 years.
Harcourts agent Theo Smith said the Art Deco home was well-known in the Mount. “It’s one of the originals,” he told OneRoof. “Everybody, I think, who has been around the Mount for a while knows the name because it’s been there since day dot.”
Smith said the bach was largely in its original condition, noting that the only significant change was that an extra bedroom was added at some point in its history.
“When you look through the photos, it is original. Nothing really has changed.”
Mount Maunganui’s popularity as a holiday hub grew in the 1940s – around the same time the bach was built – with the land on Te Ngaio Rd subdivided during World War II.

Smith thought Te Ngaio Road was probably the most desirable stretch of non-waterfront land in the Mount, and noted that 41 Te Ngaio Road was one of three original baches left on the street.
Most of the neighbouring properties had been redeveloped over the years, and Smith thought the most likely buyer was someone who wanted to construct their dream home on the 675sqm section.
Parties from Auckland, Waikato and Tauranga have expressed interest in the address, which has an RV of just under $3 million, although Smith said buyers would probably need double that if they planned to replace the existing bach.
“People are confident long term now is a good time to buy and build something decent.”

Several other properties with development potential in Mount Maunganui have been snapped up in recent months.
Bayleys agent Richard Wright sold an older home on a large beachfront section with development potential on Oceanbeach Road for $5.2m in August. The property was first listed in 2024 before returning to the market in March and nabbing a buyer within a few months.
Two neighbouring duplex properties on Marine Parade also sold for undisclosed sums at the end of last month.
One was a Spanish deco-style townhouse on 1115sqm and had an asking price of $8.3m, while the other was on an 808sqm site asking $6.95m. Both had been seeking new owners for several years.
