While many master-planned communities require space that puts them outside of established urban centres, The Hill turns this notion on its head.

Developed by Fletcher Living, The Hill is a new premium development poised to transform part of the iconic Ellerslie Racecourse, right at the heart of Auckland. The repurposing of the famous 6.2ha site offers residents a new and unique way of living and transforms it into a ready-made community, meticulously planned for the ultimate in easy, well-connected living.

At the heart of The Hill is Belvedere, a select collection of Warren & Mahoney-designed apartments that will serve as the centrepiece of this landmark development. Belvedere incorporates 51 premium apartments, comprising six one-bedroom, 24 two-bedroom and 21 three-bedroom residences, catering to a range of buyers.

Thanks to its location on the ridgeline, the elevation provides panoramic, never-to-be-built-out views across the racecourse and out to Auckland’s iconic maunga – Maungakiekie/One Tree Hill, Maungawhau/Mount Eden, Ōhinerau/Mount Hobson, Mount St John/Te Kōpuke and Rangitoto.

The Hill will accommodate architectural residences designed to cater to varying lifestyles across three main precincts – growing families, downsizers, retirees or those seeking a vibrant community atmosphere with easy access to local amenities, retail hubs and public transport.

Matt Dayman, senior development manager at Fletcher Living, says it’s incredibly rare to acquire a site of this scale and quality in an established, central residential area.

“We saw it as a unique opportunity to provide something that wasn’t available in the market. To do this we benchmarked our offer against successful apartment living in overseas markets and worked with Warren & Mahoney’s Melbourne team to achieve this.

“It’s such a special site and nothing compares in terms of location, outlook and quality of apartment at this kind of price point – for what you get we think it’s really good value.”

The market clearly agrees as almost half of the apartments already sold and the peace of mind of the master plan has resonated deeply with buyers.

“The master plan has enabled us to create an environment that feels connected to Remuera’s established garden character with mature trees, generous planting and open green spaces woven throughout the precinct.

“The ridgeline views and natural landscape directly informed the design outcomes and our focus has been on creating a building that will look as good in the decades to come as it does on day one – through the use of careful material selection and enduring design principles.”

Ben Meiring, Fletcher Living’s sales manager for Auckland apartments, concurs that the benefits of the master plan and typography of the site means that all the Belvedere Apartments enjoy sun, natural light and privacy.

“Along with the high specification, that’s a huge part of the value proposition. You’ve got the racecourse on one side and all the amenities of Remuera and Ellerslie villages nearby.”

Now is an exciting stage of the project, which should encourage buyer interest even further.

“The construction wrap has started coming down off the building and we have accelerated some apartments to be able to show people through. It’s great to have such a strong number of sales already but some buyers are conservative and want to see the finished product.

“Now that the building has reached full height, it’s been a good catalyst for inquiry because there’s a fixed timeline to completion – people will be in their apartments by June next year.”

He says that thanks to the product mix, there has been a range of buyers so far.

“We’ve sold one-beddys to first-home buyers while the larger two and three-bedroom homes have been popular with downsizers. They’re loving the well-connected location, so they can have a nice pad in Auckland and head off to beach houses or international travel, especially as more people’s children live overseas.”

The peaceful and picturesque setting is also a huge drawcard. “Everything around you is brand new, all the streets have been created and Boffa Miskell designed the landscaping for The Hill, with basalt walls, pocket parks and different areas to relax.”

Belvedere has been very popular with golfers, too. “They’re members at Remuera Golf Club or Royal Auckland but they know that they can go and practice right on their doorstep at the driving range or short game practice facility.”
