As Queenstown homes go, 1 Suburb Street certainly stands out from the crowd. In a district where wealth is proudly on display in the luxury homes that change hands among the super-rich, this two-bedroom cottage is a throwback to what the mountain town looked like before the money arrived.

1 Suburb Street is on the market for sale for the first time since its construction in 1957. The house sits on a corner section overlooking Lake Wakatipu and is just a short stroll from Queenstown’s CBD and Queenstown Gardens.
It’s listed for sale with Colliers agents Fred Bramwell and Zach Hylton and has an RV of $2.12 million. “It is a front-row seat to one of the world’s most iconic alpine vistas,” the agents write in their marketing on OneRoof.

Mid-century Queenstown originals are a rare breed, with much of the housing stock ultra-modern and ultra-expensive, and the listing agents are cognisant of the fact that the likely buyer will bowl what’s there and replace it with, they say, “a residence of architectural distinction”.
What it will end up selling for at auction on November 22 is anyone’s guess in Queenstown’s heated housing market. Earlier this year, a bare section in Queenstown’s Lake Hayes Estate sold for nearly $7m at auction, placing it among the most expensive undeveloped residential sites ever sold in the region.
And a bach owned by the same family for more than 60 years is for sale in Wanaka, with expectations it will fetch far more than its RV of $6.94m.

Two other notable Queenstown homes listed in the past week include a lavish stone home originally built in the 1800s and a rich-lister’s $10-plus pad.
The historic Ryecroft Cottage, at 1800 Gibbston Highway, has an RV of $2.5m, sits on 4646sqm and has been extensively remodelled. It is listed with New Sotheby’s International Realty agent David Penrose.
The $10m-plus home at 4 Fishermans Lane is owned by Kiwi rich-lister David Lawn, and OneRoof wrote about it when it first hit the market at the start of 2024. It is now listed for sale with another agent, Cam Winter of Oliver Road.

Meanwhile, at the other end of the South Island’s market, one of New Zealand’s finest high-country estates, Mount Algidus Station, has come up for sale.
The 22,120ha property, which featured in the New York Times this week, has a rich history that dates back to 1861.
The listing includes a 25-bedroom manor and has a price tag of $50m-plus. The property was once home to William Rolleston, a prominent 19th-century politician, and later to author Mona Anderson, whose memoir A River Rules My Life immortalised the station’s rugged beauty and rhythms of high-country life.
