A major parcel of development land in Timaru is being sold by Alliance Group after the closure of its historic Smithfield meat processing plant late last year.

Sam Staite, Director of Industrial at Colliers Christchurch, is selling the 32.4144ha site, that is made up of industrial and rural land, on behalf of Alliance.

“This is a prime opportunity with a multitude of options for developers and occupiers. Situated on the northern side of Timaru, the plant has been a landmark in this growth location,” Staite says.

“We have already fielded interest from across the country, including from some large-scale producers. Alliance is committed to disposal, and as such, we are encouraging all offers to be presented.”

With close to 500m of frontage to State Highway 1, and positioned opposite the popular bulk retail Showgrounds precinct, the land is in three titles dissected by the main south rail line.

“The major distribution and import point of Primeport, owned by Port of Tauranga and Timaru District Council, is a few kilometres to the south of the Smithfield site, and along with the rail-siding, may be appealing to those in the export/distribution markets.”

To the east of the site sits the main title that measures approximately 24.21ha and is zoned Industrial H providing for a wide range of industrial uses. Housing the significant improvements, most of the main title is perched high above the coast to the east.

Staite says some of the buildings, which are of varying ages and condition, could appeal to buyers interested in an operational cold storage facility while the significant infrastructure – especially the very high power supply, rail-siding, current trade-waste discharge ability, and water take – is a major drawcard for large producers and processors.

A small, protected World War 2 observation bunker adds some character to the coastal edge.

“The Rural 3 zoned undulating vacant site of approximately 7.90ha sits alongside the State Highway and is an obvious long-term development play,” Staite says.

Home to about 50,000 people, Timaru is growing steadily, in part because of its significant port operations, strong work opportunities, vibrant agribusiness community, affordable housing, and the varied lifestyle options.
