A new mass timber office building in the heart of Hastings is set to add much-needed contemporary workspace to the Hawke's Bay market, with leasing opportunities now available.

The project, sitting at 300 Lyndon Road East, comes at a time when occupiers are placing increasing importance on workplace quality, sustainability credentials, and staff wellbeing, driving demand for high-quality modern office accommodation.

Located on the former Heretaunga House site, the four-storey development comprises approximately 5,000sq m of office space and is being constructed by owners Tumu Property.

Available tenancy options range from 400sq m to 650sq m, providing flexibility for a variety of occupiers seeking new premises in Hastings.

Environmental performance has been a key consideration throughout the design process.

The building is targeting a 5-star NABERSNZ rating and will include energy-efficient lighting, end-of-trip facilities, secure bicycle storage, showers, lockers, and electric vehicle charging infrastructure, as well as ample on-site parking.

Strong pre-commitment levels underscore confidence in the project.

Tumu businesses will occupy approximately 700sq m as their new headquarters, while Hastings District Council has committed to leasing 1,950sq m and relocating staff currently spread across multiple locations closer to the civic buildings.

Danny Blair, Director at Colliers Hawke's Bay, has been exclusively appointed to lease the remaining available space via negotiation.

"Opportunities to lease space in a brand-new office building of this quality are uncommon in Hawke's Bay," Blair says.

"Businesses are increasingly looking for workplaces that support staff wellbeing, sustainability objectives, and operational efficiency.

"This development delivers on all of those requirements while providing occupiers with a highly accessible location and best-in-class facilities."

Designed by Athfield Architects, the building features extensive use of timber, generous natural light, and open internal spaces aimed at creating a productive and appealing working environment.

Positioned on one of Hastings' key commercial corridors, the development provides convenient access to the CBD, Havelock North, and the wider Hawke's Bay region.

The building is also closely connected to Hastings' recently upgraded and lively city centre east block, with cafes, bars, green space, and the Toitoi Hawke's Bay Arts & Events Centre.

Elevated office levels offer expansive views across Civic Square with direct connection to the Hastings Art Gallery and Hastings Library.

The project is also well aligned with the profile of the local workforce.

Hastings District Council notes that more than one-third of the district's working-age population holds a bachelor's degree-level qualification or higher, highlighting the growing pool of skilled professionals in the region.

As employers compete to attract and retain talent, workplace quality has become an increasingly important factor in property decisions.

Blair says the development arrives at a time when newer office stock is becoming increasingly sought-after by occupiers seeking to upgrade from older premises.

"This property is surrounded by an established mix of professional services, retail, hospitality, and civic amenities.

"Across New Zealand, many businesses are reassessing their workplace requirements and prioritising buildings that offer strong sustainability credentials, improved staff amenities, and modern design features.

"These factors are playing a growing role in leasing decisions as organisations look to support employee retention and meet evolving corporate environmental objectives.

"The combination of sustainability, location, and workplace quality sets the project apart within the Hawke's Bay market.

"There has been relatively limited delivery of new office accommodation in Hastings in recent years, particularly stock that has been purpose-built to meet modern occupier expectations.

"Businesses increasingly want premises that can support workplace culture while also providing operational efficiencies and a positive experience for staff and visitors.

"The flexibility of the available floorplates means the development can accommodate a broad range of occupiers, from professional services firms and consultants through to public sector organisations and larger corporate tenants seeking a long-term base in Hawke's Bay."
