Out-of-town buyers have snapped up a slice of 90 Mile Beach’s famed dunes for a “bargain” $265,000 – just $15,000 below the asking price.

The north-facing section on Rata Street, in Waipapakauri, Far North, hit the market for sale in June last year and has finally reeled in a buyer after an eight-month search.

Raine & Horne Kaitaia listing agent Carla Yates said the buyers planned to build a holiday home on the 911sqm site, which currently has power, a sewerage system, water tank, and a flushing toilet.

Yates said there had been a huge amount of interest, telling OneRoof that some people, like the new owners, wanted to build a bach on the vacant plot while others wanted to make the site their permanent home.

“There were all sorts of buyers from all over,” she said, adding that most of the people interested were keen on fishing.

“A lot of people go there to fish. And also you can drive up and down the beach – you can get to the Far North and Ahipara on the beach in 10 minutes.”

The owners, who lived further down the beach at Ahipara, had planned to build a home on the site but put it on the market in June last year after a change of plans.

The property had initially been listed for $280,000, but the owners eventually accepted $265,000.

Yates said both the buyer and seller were very happy with the result.

The Rata Street property is one of a handful of plots that come up for sale each year at the iconic Northland beach.

However, the buyer pool is often limited because some of the properties, including the Rata Street section, still have a section 27B on the title, which effectively means the Waitangi Tribunal can recommend their return to Māori.

Ray White agent Perry Hanara, who is selling one such property, a 1629sqm section at 63 Ninety Mile Beach Road, Waipapakauri, for $345,000, said people often bought them because of the attractive price tags.

“[They’re] basically come-and-go sections, where people stay for a week and fish and hunt and surf and do what they need and then go back to Auckland or whatever,” he said.

“There’s a campsite in the area that’s always full, so a lot of people just put a tent up on a block of land.”

He recently sold a section with a DIY bach in Ahipara for $260,000 to a buyer who just wanted an affordable bach escape. “He loved it,” Hanara said.

“There are people out there who just want a nice little bach on a piece of land that they can call their own because the market is quite hard for a lot of people to get into these days.”

A lot of people were also returning to Waipapakauri after living in Australia or Auckland to enjoy the lifestyle, he said.

The only other property currently listed for sale on OneRoof in Waipapakauri is a two-bedroom, one-bathroom beachfront bungalow at 4 Rata Street. It has an asking price of $729,000.
