The open market sale price options for a one-bedroom unit starts from $645,000, a two-bedroom from $750,000, and a three-bedroom from $875,000. Joss Lewis and Lisa Redgrove of Ockham Residential are marketing Manaaki at 9 Jordan Avenue in Onehunga.

Director and architect Tania Wong says that the size of the site represented the size of the challenge, but also presented the opportunity to acknowledge the area’s heritage.

“I felt we had to honour the historical 1960s buildings which previously stood on the site, and I incorporated elements of their style into Manaaki.”

Wong broke the typical Auckland apartment blueprint by bringing in colour, as opposed to the earthy tones that commonly characterise new developments.

“It feels relaxed, and a bit playful,” she says, adding that the exterior’s signature pastel shades, which include lemon, pink, baby blue, mint and lilac have also made their way into the interiors, adding cheery pops of brightness.

And although her primary inspiration was the Cinque Terre on the Italian Riviera, there’s also a nod to art deco Napier and to Miami, Florida.

The shared office spaces in each of the development’s four buildings, and the enormous 123sqm residents’ lounge, reflect the changing ways people are living and working, Wong says.

“We also took the effects of the pandemic into account, factoring in the increasing popularity of working from home.”

Although a new way of meeting the neighbours, as more Aucklanders look to apartment living, the appeal of these shared-use areas has become clear, Wong says.

“We’ve done these sorts of community spaces before, and people start off feeling shy, but before long they really embrace it and enjoy getting together.”

Other shared amenities include the in-house cafe, solar-heated pool, and lush, sub-tropical gardens where adults can stroll, while children and pets play.

The apartments are simple and stylish with sleek, streamlined kitchens and bathrooms, and large windows which allow light to flood in.

The colours used are pleasantly soft and neutral so residents can bring to bear their own individual flair. The sunny balconies are generously proportioned for relaxing or entertaining.

Carparks are available with some units and there are shared EV charging stations, but the focus is on bicycles, with vast parking areas set aside for residents’ own two wheels, while Onehunga Train Station is easily accessible and bus services are regular and reliable.

Onehunga Mall is right nearby and it’s home to Dress Smart, the legendary factory shop complex, as well as to numerous little cake shops, butchers, fishmongers and quirky restaurants, cafes and bars.

“There’s always something happening in the neighbourhood,” Wong says.
