The interior aesthetic was collaboratively curated by CV Interiors and Novacon Consulting, resulting in a residence that achieves a seamless balance of warmth, texture, and architectural clarity while delivering an uncompromising standard of contemporary luxury living. Great consideration was also given to how the home would be positioned within the site to respond intelligently and sensitively to its coastal setting, says Michelle.

The design team undertook extensive viewshaft, solar orientation, and spatial analysis, including drone mapping captured at multiple height intervals across the property, to ensure the upper-level living wing maximised natural light, privacy, Rangitoto Island and harbour outlooks, and the movement of the sun from east to west throughout the day.

“The outcome is a home that feels both highly connected to its environment and inherently protected from neighbouring interfaces,” says Michelle.

Material selection formed another critical component of the design process resulting in a palette of natural textures and enduring materials that reinforce the home’s minimalist coastal aesthetic.

Structural engineering also played a pivotal role in the delivery of the project, particularly in relation to the integration of the rear entertaining terrace and swimming pool environment.

“These spaces were deliberately designed to operate as a seamless extension of the internal living areas, creating a highly functional family-focused retreat capable of accommodating both intimate day-to-day living and large-scale entertaining,” says Michelle.

“Extensive co-ordination between the architectural, structural, and construction teams was required to achieve the clean architectural lines, cantilevered elements, and uninterrupted transitions between indoor and outdoor spaces that define the residence.”

Sustainability and operational efficiency were also integrated into the design approach, incorporating natural ventilation strategies and energy-conscious systems that contribute to the overall performance and longevity of the home.

Environmental resilience formed another key component of the planning and engineering process with the specification of robust exterior materials, advanced waterproofing systems, corrosion-resistant finishes, and high-performance glazing.
