Apartments are being snapped up in the final stage of an already established development which is arranged around a shared pocket park and won an award for its architecture.
FABRIC of Spring St at 11 Spring Street is the second and final stage of FABRIC of Onehunga, selling one- and two-bedroom apartments off-the-plans in two buildings which will accompany three already occupied buildings.
One of its developers, Tim Lamont says, “I still get a thrill every time I see FABRIC’s existing buildings, which have been occupied for more than a year, as I feel they’ve been a really nice addition to Onehunga.
“There is a whole range of age groups living in them. People buying into this second stage are buying into an established concept and can literally see what the quality of design, the separation between buildings and the landscaped grounds are like.”

The overall development was master-planned as a five-building community only a couple of blocks east of Onehunga Mall, on a formerly light industrial site stretching from Victoria Street to Spring Street.
The sold-out first stage with its striking buildings received a multi-unit housing award at the 2021 Auckland Institute of Architecture Awards.
Clifford Paul, of Ashton Mitchell Architects, says, “The site’s industrial heritage and location has been referenced through a saw-tooth roof design and materials such as steel and concrete that are softened by timber and greenery.”

Stage One’s three existing buildings are accessed from Victoria Street whereas Stage Two’s two buildings with underground parking will be off tree-lined Spring Street.
They’ll link to Stage One via the existing central pocket park, where landscaping includes lawn, paths, vegetable gardens and a little citrus grove.
The two upcoming five-storey buildings will house 98 apartments in total. There are a range of one-bedroom and two-bedroom apartments available to purchase.
Stage Two was only recently launched and there have already been strong sales, with the only two three-bedroom apartments already sold.
One-bedroom apartments include some priced at $637,500 available to qualifying first-home buyers, which have been popular. Two bedroom apartments are priced from $880,000. Some prices include carparking where applicable.

Lamont enjoys hearing about events such as mothers’ group get-togethers and casual drinks occurring in the pocket park as instilling a sense of community was a key goal from the outset.
Lamont and his brother Andrew, of developers Lamont & Co, like Onehunga for its dynamic character, convenience, great amenities and transport links.
Their past developments include SKHY in Auckland’s Uptown and they’ve recently brought both The Onehunga Mall Club and Symphony303 to the market in Onehunga Mall and Epsom respectively.

Construction of FABRIC of Spring St is anticipated to start in the third quarter of next year with the roughly two-year build expected to be completed in September-October 2024.
The full-sized, two-bedroom display suite can be viewed by appointment at 11 Spring Street. A viewing tower onsite highlights different level’s elevation and aids in viewing the existing buildings.
