Sarah, the late owner’s daughter, says that her father Dennis was incredibly happy in this modern terraced Parnell townhouse, which he bought new in 2006.
It has a plastered, solid concrete-block exterior and a butynol-on-concrete roof – all of which he had meticulously maintained.
One of a pleasant row of townhouses, 41C Ayr Street enjoys a very convenient position, close to Newmarket and Remuera and an easy walk, drive, train journey or bus ride to and from the CBD.
“I live in Stanmore Bay so if I was having an evening in town, it made sense to stay with dad and take a $10 Uber back there, rather than paying $100 to get home,” says Sarah.

Dennis enjoyed having great neighbours and being close to the cafes, shops and parks that dot the neighbourhood.
Although he wasn’t a keen gardener, he especially appreciated the fact that the property backs on to picturesque Newmarket Park. This enhanced his own tidy landscaping, with its neatly trimmed trees and hedges, by extending it visually – adding a beautiful leafy backdrop.
Sarah says that while Dennis put down faux lawn so that he didn’t need a lawnmower, a person with green thumbs could easily make this well-established garden oasis even more attractive by adding easy-growing, seasonal blooms.
“And although it’s so very central there’s really no traffic noise, so waking up to native birdsong all around you is a real pleasure.”
The house is set over two levels, and the thoughtfully designed interior is cool and contemporary, having barely dated at all over the course of Dennis’ tenure.

Two large, sunny, living areas provide plenty of room for dining, relaxing and entertaining while the extra-generous sleek, streamlined and spacious kitchen has all that a keen cook might possibly need in terms of shelving, storage and good quality appliances.
The property lies in the desirable double-grammar zone – with AGS College Parnell just around the corner, and it includes three big, bright double bedrooms and two bathrooms – along with a study, so it would certainly suit a family very well.
Lacquered timber floors, high ceilings, a peaceful, neutral colour scheme and a general sense of peace and tranquillity all combine to help make this stylish home a rare find.

Steve Koerber agrees with Sarah, that it’s a hidden gem – in a stunning location.
“It has such a lovely private entrance, and the privacy continues because wherever you are in the house, on the balcony, or sitting in the front or back courtyard, your neighbours can’t see you.”
Having a double garage as well as off-street parking is quite unusual for a townhouse, too.
While Sarah naturally feels sad at what’s essentially the end of an important family era, she and her children have treasured memories of their father and grandfather in his very special home.
