Built with the desire of elevated healthy living, Sullivan is the latest addition to the Mangere Bridge community.

The collection of fifteen 2-4 bedroom homes is nearing completion, built not only with everything considered, but with the materials and construction that ensure residents are living in the most positive environment, with their two-bedroom homes being specifically designed to be Passive house certified.

“Imagine Passive Homes as high performance homes which have an extra level of air tightness enveloped around them and better airflow – built to a much higher specification than the Healthy Homes standard,” says Eleanor Dorn from Nest Or Invest, who are the developers for the project.

“This means more energy saving and, most importantly, a healthier living environment and less sickness, leaving people to enjoy their home and life.”

The brief for the development was simple but clear.

“We wanted a rooftop entertainment area for the four-bedroom homes, we wanted car parks for each residence and we wanted only quality products used in the build, but most of all, they had to be low maintenance,” says Dorn.

All of which has been delivered to stunning effect. Exterior cladding is formed by NuWall aluminium, brick and cedar alongside New Zealand-made double-glazed uPVC windows, producing both warm and enduring homes.

The resulting residences come in varying layouts and sizes, which Dorn says has attracted a good mix of buyers and potential buyers so far.

“We have investors, people nearing retirement and young families who the homes appeal to. The variation means they cater to a broad range of the market,” Dorn says.

Each home is designed with open-plan spaces and generous bedrooms, laid with engineered timber flooring and living areas that flow directly onto a private deck and landscaped garden. The kitchens are effortlessly modern-fitted with Miele appliances, engineered stone benchtops and chrome accents.

LED lighting, a heat pump, and mechanical ventilation by Striebel Eltron throughout produce an enhanced and much healthier environment for residents.

Minutes from Ambury Regional Park and the thriving Mangere Bridge village, the homes are also within a quick 350-metre reach to the waterfront and with direct and private access to Waterlea Park. Certainly, it is the ideal location for families and retirees alike, with excellent amenities and activities close to hand.

Glenn Baker, of Bayleys, is marketing the properties alongside Jack Davies and Brittany Broadbent.

He says the homes “are designed to be different, these high-end homes are so unique in the current marketplace”.

“Features such as rooftop terraces with kitchens, harbour and mountain views and direct park access set these homes apart.”

An open day on July 29 from midday to 1pm will offer buyers the chance to see the homes in detail and talk with the Bayleys team onsite. For a limited time only, a two-bedroom home is priced from $850,000, a three-bedroom from $1.1 million and a four-bedroom from $1.395m.
