Intensification has spawned the rise of townhouses in New Zealand, many of which look so similar it’s like they’ve been created using some sort of giant cookie-cutter.

“I wanted to make sure they were elevated enough to all get the view and that there was a sense of fun about them.”
He’s had early positive feedback about their distinctive design and is looking forward to gauging the wider response.
“I think that it’s a fairly bold development. The exceptionally high quality of the build and the interiors also sets them apart from many of the townhouses you’ll see around Auckland.”
Working with a slope which falls gently away from the road worked well, he says. It allows the homes to be tiered, looking out over each other, all enjoying the outlook over Western Springs and across to the harbour, punctuated by spectacular sunsets.

“They’ve been designed for maximum sunshine and maximum outlook. I can image these homes appealing to a family unit with reasonably contemporary tastes, who want to live up in the sunshine and might appreciate a lock-up-and-leave situation.”
The homes’ exteriors are made from a combination of premium German-designed Sto cladding, cedar and metal cladding, with extruded aluminium screening elements creating privacy and dappled light. Inter-tenancy walls are constructed with concrete block, high-density insulation and premium plasterboard, enhancing soundproofing.
The residences are designed for energy efficiency, featuring insulation and glazing that surpass the energy efficiency standards of the New Zealand Building Code. Climate control is by way of integrated air-conditioning systems and individually controlled underfloor heating.
THIRTY 8 FINCH’s luxurious interior design draws from a mid-century modern aesthetic, offering a refined yet relaxed urban lifestyle blending architectural elegance and everyday comfort.
The dwellings’ entry foyers are an indication of their quality, featuring travertine marble. All three homes have a generous open-plan living-dining-kitchen space on their upper level, with travertine marble flooring which continues out on their decks.

They showcase designer kitchens with natural stone benchtops, premium appliances including two ovens and walk-in pantries. Bathrooms include vanities with natural stone countertops and oversized showers with dual showerheads and reeded glass screens for a sleek aesthetic.
Generous master bedrooms have walk-in wardrobes and master bathrooms feature travertine marble flooring, also used in a feature wall.
You can walk to the delights of Kingsland from here, Morningside train station is about 10 minutes’ walk away and school zoning includes highly sought Mt Albert Grammar.
