A half-built, abandoned home has hit the market for sale on one of Auckland's most desirable waterfront streets.

And right next door is a multi-million-dollar mega mansion that's also up for grabs and is expected to sell for much more than its 8.8m RV.

The beauty and the beast listings are on Stanley Point Road, in Devonport, and boast clear views of the harbour and the city. Homes on the street are some of the city's most expensive, commanding $10m-plus in some cases.

The concrete shell for sale at 23C Stanley Point Road is banking on a buyer who can look past the scaffolding, the dilapidated interiors and weeds and see the potential to build a trophy home.

Barfoot & Thompson listing agent Patricia Hinchey said the 630sqm clifftop site is being sold “as is, where is”. The property, which has a $2m RV, was abandoned some 10 years ago and had, at one point, a path to the beach below.

“The owner has had it for around 30 years. It originally had a two-storey wooden house there, and he thought he’d do big works there,” Hinchley told OneRoof.

“But his partner died in the late 1990s. He was quite heartbroken. He loved that place. But then he met someone else and didn’t want to live there, so in the meantime, the rest of the work has just fallen apart.”

All that is left of the vendor's attempted renovation is a concrete shell, some joists from the original 1970s house, wrapped in fluorescent safety fencing.

Hinchley said the work never had Auckland Council sign-off, so buyers would need to start from scratch. Concept plans prepared in 2023 by architectural firm Archiconstruct show a three-level, four-bedroom cedar home with walls of glass that make the most of the spectacular views across to the city.

“It's totally ‘as is, where is’. There are no vendor warranties at all.”

The agent said there had been quite a few enquiries from buyers since the property hit the market at the end of last month, mostly professional builders who understood the scope of the project.

“It’s a rare offering. You don’t often get something that you can just demolish because it is usually protected around here. The cost of demolition is quite big, and then there’s getting things up and down the driveway.”

The upsides could be huge, though, if the listing next door is anything to go by. The four-bedroom Arts and Crafts-style house at 21 Stanley Point Road sits on a 1975sqm section and comes with a swimming pool and spa, home theatre, a putting green, a gym and wine cellar, and its own access to the water.

New Zealand Sotheby’s International Realty agent Pene Milne declined to say what the property might fetch when its tender closes at the end of February, but noted that the $8.8m RV was “no indication at all” of price.

Milne has billed the grandly scaled house, which was completely refurbished 13 years ago by Geoff Richards Architects, as “one of the most significant private waterfront holdings”.

“This house is a standout," she told OneRoof. "The other evening there was a cruise ship heading out, the sun was bathing it, and the harbour activity was beautiful. I was going, ‘This is just a magic.'”

Another Geoff Richards-designed house nearby on the same street was sold for what is tipped to be a record for the suburb.

Bayleys listing agent Victoria Bidwell was unable to disclose the price that she and colleague Nick Gilbert got for the waterfront stunner that sits on a 2112sqm section and has an RV of $11m, but it is expected to be one of the year's most notable sales.

The house was sold by the wealthy Kiwi co-founder Australasian footwear giant Accent Group, Michael Hapgood, and his wife, Catherine.

They are also selling their renovated Herne Bay home at 11 Stack Street.

Also up for grabs on Stanley Point Road is a four-bedroom at 87 Stanley Point Road.

Aerial photos of the concrete and tile character place (there are no pictures inside) show a lawn with fences partway down the cliff. The advertising focuses on the “endless possibility,” “serious potential”, and “a future to shape.”

The property has a CV of $900,000, but most of that is in land value, with only $10,000 for the house itself.
