Large-scale industrial development sites rarely come to the market in the greater Christchurch area and ones with an extended frontage to the Northern Motorway are scarce.
So, the opportunity presented by the freehold property at 12 and 20 Neeves Road, near Kaiapoi, with easy access north and south at Tram Road, is clear.
The site spans 4.9ha in two titles with more than 200m of State Highway 1 frontage – a level of exposure that is increasingly difficult to find anywhere in the vicinity of Christchurch, says Sam Staite, Director of Industrial at Colliers Christchurch.

Situated at the corner of Neeves Road and Main North Road on the southern fringe of Kaiapoi, the property is effectively part of the extended northern Christchurch industrial corridor which begins in Belfast.
The Tram Road motorway interchange is within a minute’s drive away.
Both titles are zoned General Industrial under the Waimakariri District Plan which enables a wide range of business activities including industrial uses, trade suppliers and yard-based activities. The Hellers butchery factory is next door.
Potential buyers are likely to be industrial developers looking to create a multi-lot subdivision or a large-scale owner-occupier keen for the space to expand.
The sale comes at a time when the industrial market in the area is showing clear signs of strength.
Neighbouring business parks at Kainga, Belfast, and Ravenswood have all experienced strong demand and new industrial occupiers continue to be drawn to the northern corridor by its motorway access and growing residential population.
Census figures put Waimakariri’s population at 69,800 across 25,400 households. More than 30 per cent of the district’s workers commute to Christchurch, passing the Neeves Road site daily.
The region’s development agency Enterprise North Canterbury forecasts the district will grow to 76,600 residents by 2033 and for the town closest to this site, Kaiapoi, that means 1,300 more people and hundreds of new homes.
In the largest nearby town of Rangiora 3,000 new homes are expected to be built during the next six years.
Neeves Road is being offered for sale by deadline private treaty, closing on Wednesday 22 July, unless sold prior.
