Whitford Hills answers the question for buyers who dream of building a brand new home that savours the space, pace and serenity of country living, in a prestigious and well-connected location.

The exclusive enclave of just 40 north-facing lifestyle sections is nestled on an elevated site on the peaceful western edge of Whitford. These premium sites range from 1500sqm to over 10ha and are perfectly positioned and proportioned to accommodate all kinds of luxury design concepts, tailored to suit the purchaser’s exact requirements.

Simon Male, part of the Whitford Hills team and whose company has been developing land out in the Beachlands, Clevedon, Whitford and Maraetai area for 30 years or so, has noted a change since Covid.

“We’ve found there’s been an aspirational shift post lockdown, where buyers are seeking areas that offer them more breathing room, without sacrificing on quality,” he says.

“Where the demand is coming from, especially for the Whitford area, is people onto their second or third house, so they’re reasonably experienced, and they want to build something more to their specific requirements – perhaps a shed, a bigger build or a bigger garden.

“We are also seeing demand from buyers currently living in the city who are looking for a lifestyle change and the opportunity to build that brand-new dream home that they’ve been waiting for and can no longer achieve in town.”

Building platforms have been carefully curated to ensure optimum space and privacy and no two sites are the same. Each has also been serviced with stormwater, power, and fibre and there is a significant amount of planting throughout the development.

Male says this is a comprehensive, master-planned design, with the sites allocated to seamlessly co-exist and complement each other, as well as offering each individual parcel its own unique benefits.

“We brought in urban designers to make sure that each of the sections were carefully planned to best suit their specific environment. What we have done through the consenting process is make sure there’s diversity of lot sizes and diversity of outlook, so buyers have a choice.

“That was the philosophy of what we did here. We’ve just finished another development in Clevedon and another one in Whitford and found there was no one uniform buyer, with most having varying requirements.”

Male says they have also deliberately shied away from specific design guidelines so purchasers could build something of their choice. Whitford strikes the perfect balance of countryside living and urban access, which is resonating with buyers more and more.

“We’ve found a lot of people from Auckland do want that Whitford lifestyle – close to all the amenities, golf course, beaches and parks – but still be close enough to town.”

The demand for sites of this calibre has been high and Peter Sullivan from Bayleys, who is marketing Whitford Hills with Kristina Liu, says the lifestyle out here is attracting a lot of high-end buyers who don’t want to sacrifice urban convenience to enjoy the lifestyle they love.

The development has had a really positive initial response from the market, with circa 50% of sites already sold since first launching late last year.

“You’ve got Ormiston Town Centre and Botany Town Centre in close proximity, as well as St Kentigern College, Macleans College and Botany College. Ormiston Hospital and plenty of shops and parks are also close by,” says Sullivan.

“Whitford has always been in the top sector of New Zealand lifestyle regions and it is a prestigious address.”

Site visits are available, providing buyers the opportunity to experience the development firsthand and choose their preferred site – Sundays, 11am or by appointment. The sections are priced from $1.2 million.
