Gunn formed Sound Living with business partner Dan Russek, founder of Rucon Construction, after working together on developments at Smales Farm.

“We set up Sound Living to build affordable, high quality, low maintenance homes, with the idea to help Kiwis into their first homes,” he says.

Apartments feature Bosch appliances, Daiken heat pumps, built-in wardrobes with shelving and railing and come with curtains and blinds included. As stairs are placed externally, interior floor areas are cleverly maximised, providing more usable living space without the compromise. Comparatively sized terraced homes lose around 9sqm to internal stairwells, while these retain every square metre.

Halberg Green’s innovative Stackcell construction was developed by Simplicity Living and is strong, durable and low-maintenance. It also provides exceptional levels of privacy and acoustic separation that are not found in timber constructed housing.

“We’re one of the first developers to utilise the Stackcell technology and we’ve leveraged off what’s been built 700-odd times by Simplicity. These buildings are incredibly high quality – they’re built out of concrete and brick and we believe they’ll last hundreds of years, not just 50.”

This quality and durability, as well as well thought-out common areas and facilities, promise minimal maintenance and materially lower body corporate fees.

Gunn says Halberg Green is also incredibly well located.

“You’re 15 minutes from the city, buses are close by and the Mount Albert train station is just round the corner. All the amenity of New North Road and St Lukes are handy and you’re also close to the airport.”

“We started construction in April and at present we’re projected to have it completely finished by May next year. It’s really exciting.”

Tom McAlister, national director of residential project marketing at Colliers, says that these apartments are refreshingly fit for purpose and are built to last, unlike many that have been developed locally historically.

“I grew up working in London and think about some of the traditional mansion blocks and even council houses that exist there, and are still functional and going up in value year-on-year, some 100 or 150 years later.

“Halberg Green follows that Simplicity build and construction model – their built-to-rent projects are hugely popular. These apartments should last a long time and people can stay in them for a number of years, as we’re doing them in sizes that are liveable long-term.”

He notes there has been so much townhouse development and very little apartment development of late and when the sizes are comparable, you get quite a lot more space and liveability in an apartment.

“In townhouses you lose lots of space for stairs and you don’t get that wide, lateral apartment living in the average 72sqm townhouse.”
