A waterfront home on Auckland’s North Shore sold for $6.6 million last week - almost $2m above its RV.

The four-bedroom house, which sits on a nearly 5500sqm section on Oscar Road, in Greenhithe, first hit the market in May, but the buyers, a local couple, didn't see it until the end of last month.

Bayleys agent Ronelle Henning, who marketed the property with colleague Jeff Wagg, told OneRoof that the deal was done within two weeks.

The mid-century property was only ever shown to qualified buyers, Henning said. “There was no point in wasting everybody’s time. We had enquiries from Australia, Indonesia, the UK, and the United States, but the buyers live within two kilometres of the house.

“The wife came in and said to her husband, ‘My soul can rest here.’ And he said, ‘Well, I need to buy this for her.’ They came for a second viewing and made an offer. They went unconditional very quickly, in two weeks.”

Henning said that the $6.6m price beats the previous Greenhithe record of $6.3m, set in 2021 by a house on Kingfisher Grove.

She said the Oscar Road home was a standout in the market, and buyers had quickly recognised it would sell for more than its RV of $4.9m.

Waterfront properties of it size and value were few in number in Greenhithe (OneRoof figures show just five properties with RVs over $5m in the suburb).

“This one had 200m of riparian rights, and direct access to the water, which is extremely rare. Jeff has been selling in Greenhithe for 33 years, and he kept saying that this was one of the nicest properties.”

The vendors bought the house in 2003 for $2m and had sold up to move to a beachfront property north of Auckland.

Henning said the sale showed the strength of Greenhithe's market. “When we have downturns in other suburbs, Greenhithe seems to hold its own. We are definitely seeing an increase in the number of really high-quality properties, some quite spectacular homes,” she said.

“People have bought and bulldozed and rebuilt beautiful homes,” she said, adding that she had several buyers with budgets over $5m who had missed out on the Oscar Road property.

Henning and Wagg are now marketing the Oscar Road buyers’ property at 16 Almond Grove, which goes to auction on October 9. The cedar and brick house was fully redecorated two years ago and has a designer kitchen with Bosch appliances.

“It is a lovely four-bedroom property. You can walk to the school, to the village, to the coffee shop,” she said.

Henning said Greenhithe's mid-market and entry-level homes were also feeling the heat. She recently sold a five-bedroom do-up on Upper Harbour Drive for $1.3m.

“At the beginning of the year, I could not get interest above $1.05m. This time, I had 45 buyers through and four people fighting over it within 15 days. I put a price on it, and they just started fighting for it," she said.

“A young family is going to make it a beautiful home. The property is absolute entry-level for Greenhithe, and they are first-time buyers.”
