A large-scale landholding in Kaukapakapa offers prospective purchasers a golden opportunity to secure a rare Auckland site that is fully consented for the extraction of silica sand.

351C and 351D McLachlan Road, Kaukapakapa is spread across two adjoining titles and spans 55.1294ha of freehold land that is zoned Rural – Rural Coastal Zone, Kaipara South Head and Harbour Coastal Area under the Auckland Unitary Plan.

The resource consent was granted to the current owners in 2018 and lasts until 2053 offering buyers long-term possibilities for the site.

Industry estimates suggest the potential volume of extraction could be in the order of 1,300,000 tonnes to 1,400,000 tonnes.

Consented sites of this nature are incredibly rare to find within the wider Auckland region.

The property sits approximately 10km north of Kaukapakapa on the eastern shores of the southernmost end of the Kaipara Harbour. It is about 5km from State Highway 16 and 27km from the State Highway 1 interchange at Silverdale.

Colliers Directors Todd Kuzmich and Ben Herlihy have been appointed to market the property for sale by deadline private treaty closing at 4pm on Tuesday 27 September, unless sold prior.

Current owners James Hardie, the largest global manufacturer of fibre cement building products, previously purchased the site following an extensive search process to identify quarrying options to futureproof their business operations.

Following a change in James Hardie’s business strategy, the property has become surplus to their requirements and is being placed on the market.

The property largely comprises three ridges with relatively steep gullies between and a flat area at the base of one of the ridges.

A proportion of the land is in pasture with the balance being a combination of bush, wetlands, and scrub.

Recent and previous geological investigations determined the presence of mainly Awhitu Group silica fine sand varying in thickness across the site, being up to 25m thick beneath the ridges and thinning in the gullies and towards the coast.

Kuzmich, Director of Industrial at Colliers, says the existing consent will be a huge drawcard for buyers.

“It is incredibly challenging to find consented sites such as this one and they are in short supply across Auckland despite the ongoing need for sand extraction to contribute to the continued growth of the city through ongoing and upcoming construction projects,” Kuzmich says.

“The location of the site ensures it provides excellent connectivity to the wider Auckland area via State Highway 16, which offers convenience for the future occupier.”

Herlihy, Director of Industrial at Colliers, says the property has undergone a detailed site investigation prior to the current owners obtaining the resource consent for sand extraction.

“Recent geological investigations report that the sand and surrounding sediments overlies Waitemata Group siltstone and sandstones,” Herlihy says.

“The potentially available sand volume is reportedly estimated to be approximately 800,000 cubic metres.”

Kuzmich says when examining the pertinent factors associated with this sizeable landholding such as the existing consent and extraction opportunities it shapes as a top-tier offering.
