Along with many other people who purchased property just prior to the first lockdown in 2020, Richard, the owner of this beautifully presented townhouse alternative in Freemans Bay, had plenty of time to plan the project, along with his architect Sam Williams from Studio SWA Architecture.
The character villa, constructed during the late 1880s, had been tinkered with over the years with poorly planned extensions and additions, and Richard was very keen to bring it firmly in the 21st century, while retaining features that were intrinsic to its personality.
He says that he loved its position on a quiet street, just a few minutes’ walk from Ponsonby Road, and the city views that sweep across to Rangitoto.
With builders working around lockdowns the work was finally completed around Easter of 2022 and Richard and his family moved in.

“The footprint didn’t end up changing very much,” says Richard, “but we were very thrilled with the way everything worked. It’s so light and bright, with excellent flow.”

Richard says that a great deal of toil went into clearing the section, which is now fully landscaped with well-established, easy-care plantings and a swim spa – all on a modest 407sqm section. “I got plenty of exercise doing that, but I also liked running under the bridge to Westhaven.”
With exciting opportunities overseas looming on the horizon, Richard and his family are selling up with a sense of sadness. “This property has been perfect for us. It’s low maintenance and very easy to lock up and leave while we’re travelling.”
