The first of four developments from RUSA Construction, Lot 4, 100 Amreins Road in Taupaki, showcases the building company’s focus on thoughtful design and quality.
RUSA owner and director Kent Sulzberger says the company is very proud of its first development, designed by Delamare Architects and crafted by his team.
“We do a lot of architectural homes and we’ve created a really nice home here, built to the same high standard that we’re used to doing,” he says.
Beautifully finished, the modern four-bedroom home has an open-plan living space with oak veneer flooring and a separate lounge, a scullery off the kitchen, and underfloor heating in both the ensuite and main bathroom.

Sitting on 2.2 hectares, the land has been divided into four paddocks, already set up with irrigation, electric fencing and troughs for any animals that future owners may wish to bring in.
Ten thousand native plants have been planted in a revegetation programme to create an area of wetlands which will further increase the feeling of privacy on the peaceful property.
Bayleys real estate agent Cooper Spiller, who is marketing the property with Simon Spiller, says one of the benefits of the home, which has never been lived in, is how easy it will be for the new owners.
“Often with your lifestyle properties, there’s something you’ve got to do to it or fix up, whereas this one’s brand-new, all the fencing’s in – it’s ready to go,” he says.

On top of the thoughtful outdoor features, including contoured land that’s serviceable by machine, are your indoor necessities with an energy-efficient heating system, double glazed windows, and insulation that exceeds building code requirements.
“We’ve done a little bit more than we needed to to try and make the house very comfortable for the new owners,” Sulzberger says.
Spiller adds, “There are some extra features that they’ve added to the home – it’s kind of future-proofed. It’s prewired for solar and they’ve also set it up for EV.
“There’s a handy 76-square metre shed out the back for storage too, for all the toys and tools for the land.”

Both Sulzberger and Spiller bill Taupaki as something of an up-and-coming Auckland locale, just 20 minutes from the CBD and close to many schools and North West Shopping Centre.
“Taupaki has a great little country feel still but it’s so close to the city as well. It’s a great little area in that sense,” Sulzberger says.
With generous north-facing decking that will catch the afternoon sun, lot 4 also has French doors opening up to the east from the kitchen for a spacious feel.
“That’s where your easterly sunrise comes up. It would be a great spot to have a little table and chairs and have a coffee in the morning sun. There’s also a little herb garden out there so once those plants have grown up a bit, that will be a beautiful little space to enjoy,” he says.
Lot 4, 100 Amreins Road, Taupaki will be sold at auction on April 20.
