It’s the luxury mansion that’s six times the size of the average New Zealand house and “every wealthy Kiwi’s dream property”. Last year, it fetched $22 million after just two weeks on the open markets. But it’s what the new owners did next that will turn heads.

OneRoof can reveal that they resold the five-bedroom house on Ronaki Road, in Auckland’s Mission Bay, for $23m just two months after agreeing to buy it.

By the time the first deal settled in August last year, the property had already been flipped, with the second deal settled at the end of January.

OneRoof understands that Graham and Ollie Wall, of Wall Real Estate, brokered both deals. The agents declined to comment on the resale when approached by OneRoof this week.

While quick resales aren’t uncommon in New Zealand, this would be the biggest in recent housing market history.

The house was designed by noted architect Lawrence Sumich and has an RV of $18.5m.

Ollie Wall told OneRoof last year that the house was “what every wealthy Kiwi thinks of when they think of the dream property: Sumich design, big house with plenty of garaging, the pool, the tennis court, the harbour views.”

He said a canny series of purchases by previous owners and neighbours had guaranteed the property’s clear line of sight to the water. “It’s hard to wrap your head around, but to build this house would cost close to $20m, based on a cost of $20,000 per metre,” he said.

Wall told OneRoof at the time of the first sale that Ronaki Road was a favourite spot with buyers at the top end of the market – one of those “if you know, you know” streets.

“Ronaki Road is widely considered the best street in the eastern suburbs to those in the know for good reason, yet it is still unknown to others. I think that’s why it attracts well-established, private families,” he said.

Another property on the same street sold for $28m last year, as part of a $56m mansion swap.

OneRoof got a tour of the house just before it hit the market last year and we were stunned by what we saw. Outside, the solid concrete walls are broken by dark-stained shutters and wrapped in a tropical-style garden. The driveway disappears down a side ramp, so garage doors don’t dominate the facade. There is a separate guest bedroom studio tucked next to the main house, and the grand front door opens to the double-height entry lobby.

The main living floor features a large living and dining room wrapped around the kitchen (which has the walk-in scullery with wine fridge, a waterfall stone island, and high-end appliances buyers expect at this level) and opens to the pool terrace, with a hidden changing room, and lawn – and those sea views.

Off the kitchen is a media room, the television hidden behind a sliding panel. For the kids, there is another huge games room with room for a billiards table. There are also his and her offices, one a library lined with floor-to-ceiling bookshelves, the other a regular office.

Wall told OneRoof that he had car buffs light up at the basement’s “epic” seven-car garage, with one collector figuring he could easily fit nine of his treasures plus have room for the two “regular” family cars. The house was also future-proofed for a full lift from the basement to the second floor, although the current owners have not needed to install one.

Upstairs, there are four bedrooms. The master bedroom has a dreamy tile-lined ensuite with a tub that gets all the views, and there are his and hers walk-in closets and a balcony for morning coffee. The three other bedrooms on the floor also have walk-in closets and ensuite bathrooms.

The Walls have another property for sale on Ronaki Road, although this one has a less eye-watering RV, at $5.2m. The five-bedroom Arts and Crafts home at 31 Ronaki Road comes with a swimming pool and a tennis court, and sits on 1344sqm of land. It is for sale by tender.
